Find home in nature at the district’s latest development, Phoenix Residences.
District 23 (D23) is a beloved trove of nature spots. This means residents in Bukit Panjang, Hillview and Dairy Farm are one step away from some of the greenest areas in Singapore, including the Central Water Catchment area, Bukit Timah Nature Reserve, Dairy Farm Nature Park and Chestnut Nature Park.
There are various attractions – of nature and more – within D23’s residential towns, too. Weekends in Bukit Panjang can be spent visiting the picturesque Pang Sua Pond (its long timber boardwalks are perfect for evening jogs) or the town’s extensive Community Garden Trail, while Hillview is home to a lively gastronomic scene.
Nature lovers make frequent jaunts to the quarry at Bukit Batok Nature Park, thanks to its clear waters and collection of wildlife. And as neighbours to Bukit Timah, places like the Saddle Club, Spruce @ Fire Station, and Ikeda Spa are never too far away.
As a nature-filled, city-fringe district, it’s no wonder that D23 is a hit with property buyers. What’s also interesting is that property transaction data gathered by portal 99.co shows that, over the past 10 years, condominiums in District 23 saw a rise in psf by 30.33 per cent.
Within D23, Bukit Panjang in particular is a crowd favourite, having seen a psf rise of 50.65 per cent.
Exciting changes to benefit D23 residents
With many changes coming to District 23, it is no surprise that this Outside Central Region (OCR) district has seen a surge in popularity.
Among the changes are an upcoming hawker centre and integrated healthcare facility in Senja. The former is a two-storey building featuring 38 food stalls and a roof garden, while the latter is a 12-storey healthcare facility that will house a polyclinic, senior care centre and nursing home. Here, residents can seek physiotherapy treatments, attend health screenings, and more. It is slated to open next year.
To further meet the demands of existing and new residents, Bukit Panjang LRT is undergoing renewal plans. With better air-conditioning and a new signaling system and power tracks, smoother rides are to be expected. A new bus service will also be introduced, making it easier to reach schools in the area, and the aforementioned hawker centre.
Another much-anticipated launch is that of Safra Choa Chu Kang. Sited near Choa Chu Kang MRT and linked to the surrounding park, the club is poised to be the new “fitness oasis”. Come 2022, the five-storey building will feature a sheltered swimming pool, sky running track, futsal court, mixed martial arts rings and a fitness studio – not something you see in regular Safra clubs. The club will also be home to a bowling centre, spa, eateries and even a preschool.
Also in the works is Jurong Lake District, an up-and-coming business and tourism hub. Expected to launch in 2026, it will not only see new retail and F&B spaces, but offices, hotels and many public spaces and gardens, too.
Phoenix Residences: A condominium for nature lovers
If you’re looking to put down roots in Bukit Panjang, look no further than Phoenix Residences.
This 99-year-leasehold development is sited in Phoenix Avenue, a cul-de-sac nestled between two tranquil landed enclaves – Phoenix Heights Estate and Hua Mei Gardens – and the leafy Phoenix Park.

Need an itinerary for a day out? Visit the Pang Sua Pond, Little Guilin, Bukit Batok Nature Park or Bukit Timah Nature Reserve – all under 15-minutes’ drive away.
Bukit Timah Nature Reserve will see new attractions, too, such as a revamped Rifle Range Park that will feature a bridge as part of the hiking trail. You’ll be able to admire the stream, and wildlife such as squirrels, pangolins and butterflies in the area. It’s also a 15-minute drive to Science Centre and 17 minutes to the Singapore Zoo.
A family-friendly location
The developers not only picked Phoenix Avenue for its close proximity to nature, but also to amenities and daily necessities as well.
Commuting will be a cinch. It is a seven- to nine-minute walk to Teck Whye and Phoenix LRT stations. Depending on destination, commuters have the flexibility to get off at Choa Chu Kang MRT – a North-South Line station that is only three stops from Jurong East MRT interchange – or Bukit Panjang MRT.
From this Downtown Line station, it is seven stops to Botanic Gardens MRT where commuters can make the switch to the Circle Line, eight stops to Stevens MRT for the Thomson-East Coast Line, and nine stops to Newton for the North-South Line that is near many Central Business District landmarks.
Bukit Panjang MRT and LRT is also part of Bukit Panjang Integrated Transport Hub (ITH). Just a two-minute drive away from Phoenix Residences, the bus services here cover areas such as Bukit Batok, Jurong, Telok Blangah and more. The air-conditioned ITH also features several retail and F&B options, and is linked to Hillion Mall.
Those who drive can get on Kranji Expressway and Bukit Timah Expressway in a jiffy; residents can get to Orchard and City Hall in under 30 minutes.
Parents also need not worry about the availability of schools. The long list of schools nearby includes Greenfield Montessori, Mulberry Learning, Bukit Panjang Primary School, South View Primary, St. Francis Methodist School, Bukit Panjang Government High and Jurong Pioneer Junior College.
Residents will have plenty of options for dining and shopping, with three malls under a four-minute drive away.
Junction 10 offers a Sheng Shiong supermarket, Pet Lovers Center and Fitness First; Bukit Panjang Plaza counts Bukit Panjang Public Library, Fairprice Finest, Shenton Medical Group and Harvey Norman as tenants; and Hillion Mall, the newest to join Bukit Panjang, is home to a Kopitiam, Best Denki, Thomson Paediatric Centre, NTUC Fairprice and more.
