This marked the first gain in resale prices since the third quarter of 2013.

Yes, you heard it right HDB resale price edge up in  the last quarter of 2015 . Resale prices for Housing and Development Board (HDB) flats saw a 0.1 per cent increase in the three months to December.

Overall HDB resale prices for 2015 declined 1.6 per cent, the board said in a press release. This is in contrast to 2014, where prices fell by 6.2 per cent.

The latest data is largely in line with the flash estimates released by HDB in early January, according to a report in TODAY.

A total of 19,306 units changed hands last year, up by 11.5 per cent when compared to 2014. There were 4,992 resale transactions in the fourth quarter of 2015, up by 2 per cent from the third quarter. So, now we know a bit how HDB resale price edge up in the quarter of 2015.

“This increased price stability could be pointing to a new equilibrium, indicating that the market may have found its support level,” ERA’s Key Executive Officer Eugene Lim said.

He also noted that resale prices for some HDB flats hit record levels last year – a five-room unit at The Pinnacle@Duxton changed hands for $1.088 million.

HDB Resale Price Index (RPI)

This index can be used to compare the overall price movements of HDB resale flats. It is calculated using resale transactions registered across towns, flat types, and models. The base period is the 1st quarter of 2009, i.e. RPI has a value of 100 in 1st Quarter 2009. For example, if the index increases from 100 to 108 in 1 year, that means that on the whole, HDB resale flat prices increased by about 8% over that year.

The RPI tracks the overall price movement of the public housing market. It is calculated using resale transactions registered across towns, flat types, and models. The base period is the 1stquarter of 2009, i.e. RPI has a value of 100 in 1st Quarter 2009.

  • Indices from 1st Quarter 1990 to 3rd Quarter 2014 are re-scaled using a factor of 100 (new index in 1st Quarter 2009)/ 138.3 (original index in 1st Quarter 2009) multiplied on the original index level to derive the re-based index level for the respective quarters. Due to rounding, there could be some differences in the quarterly price change compared to the RPI series before re-scaling
