Key Highlights

More than 2,500 flats offer relatively short waiting times

For buyers hoping to move into their new homes sooner, this launch includes a sizeable supply of flats with shorter construction timelines. About 2,035 flats at Sembawang Portico and Sembawang Brook have waiting times of under three years, while another 485 units at Kebun Baru Ridge are expected to be completed in around three years and one month.

Altogether, this means that more than 2,500 flats in the June 2026 exercise come with comparatively shorter waiting periods, which may appeal to households seeking an earlier move-in timeline.

Lakeview sees its first BTO launch in more than four decades

The June 2026 exercise marks the launch of Lakeview Cascadia, the first BTO project to be introduced in the Lakeview area in over 40 years. The development will contribute 1,221 units and is the first of two planned projects within the new housing precinct.

As a Prime project, Lakeview Cascadia will receive additional subsidies to improve affordability. In return, buyers will be subject to Prime Housing restrictions, including a 10-year Minimum Occupation Period (MOP) and a 10% subsidy recovery upon resale.

Close to one in three flats are 2-room Flexi units

To cater to the housing needs of singles and seniors, close to 2,300 flats, or roughly one in three units launched in this exercise, are 2-room Flexi flats.

These flats are available across six of the seven projects offered in the June 2026 exercise and form part of HDB's broader plan to launch 20,000 2-room Flexi flats between 2026 and 2028.

Families with three or more children receive enhanced priority support

Starting from the June 2026 sales exercise, HDB has strengthened the Third Child Priority Scheme (TCPS) to provide greater support for larger families seeking public housing.

The allocation quota under the scheme has been increased from up to 5% to up to 10% of flats offered in both BTO and Sale of Balance Flats (SBF) exercises. In addition, eligibility has been expanded to include families who are expecting their third child, allowing more households to benefit from the scheme.

The second Berlayar project brings another Greater Southern Waterfront option

Another notable feature of the June 2026 exercise is the launch of Berlayar Rise, the second BTO project to be offered in the new Berlayar estate following the area's first launch in October 2025.

The estate forms part of the wider Greater Southern Waterfront transformation, a long-term redevelopment initiative that will reshape Singapore's southern coastline over the coming decades. As a Prime project, Berlayar Rise will offer 1,976 flats and comes with a 14% subsidy recovery rate, alongside the standard Prime Housing restrictions, including a 10-year Minimum Occupation Period (MOP).

Affordability by Income Level

  • Monthly household income S$4,000
    With an Enhanced CPF Housing Grant (EHG) of up to S$80,000, eligible first-timer households may consider 2-room Flexi or selected 3-room Standard flats in Sembawang and Woodlands. In some cases, smaller 3-room units in non-mature estates may also remain within reach, largely supported by CPF savings with minimal cash outlay.

  • Monthly household income S$7,000
    With an EHG of about S$30,000, buyers can generally consider 3-room flats across most projects, as well as 4-room flats in Standard and selected Plus developments such as Ang Mo Kio and Woodlands. Larger households may also stretch to 5-room Standard flats in Sembawang or Woodlands, depending on loan eligibility.

  • Monthly household income S$9,000
    With a smaller EHG of around S$5,000, households at this income level are typically able to consider a wider range of 3-room, 4-room, and 5-room flats across all projects. This includes higher-priced Plus and Prime developments such as Bishan, Bukit Merah, and Ang Mo Kio, with CPF contributions playing a larger role in servicing monthly repayments.

Singles and Rental Households

  • First-timer Singles
    Singles earning around S$3,500 per month may generally qualify for 2-room Flexi flats in Standard and Plus projects such as Woodlands and Ang Mo Kio. Those earning up to about S$4,500 per month may also explore selected Prime developments, including Bishan and Bukit Merah, depending on eligibility and balloting outcomes.

  • Fresh Start Housing Scheme
    Eligible first-timer families with children currently residing in public rental housing may apply for 2-room Flexi or 3-room Standard flats in this exercise. Under the scheme, additional support through EHG (up to S$120,000) may further improve affordability and help facilitate the transition into homeownership.

Application Process and Important Dates

Application Period: 17 to 24 June 2026 (8 days)
Applications must be submitted online via the HDB Flat Portal. There is no need to visit HDB Hub to submit an application. Selection is conducted through computer ballot and not on a first-come-first-served basis.

Prerequisites:
Applicants must have a valid HDB Flat Eligibility (HFE) letter before applying. Processing priority was given to those who submitted complete documents by 15 May 2026.

Loan Conditions:
The Loan-to-Value (LTV) limit for HDB housing loans remains at 75%.

Application Restrictions:
Applicants may apply for only one flat type in one town during this exercise. Monitoring and applying to projects with lower application rates, such as those with an application rate of around one or lower, may help improve ballot odds.

Ang Mo Kio Projects

Kebun Baru Breeze

  • Flat types: 2-room Flexi (377), 4-room (202)
  • Total units: 579
  • Potential classification: Plus

Ang Mo Kio Avenue 1 will offer 579 flats in total, forming part of one of the more centrally located launches in this exercise.

The site is expected to benefit from relatively good connectivity, with Mayflower MRT station located around 1km away and Bright Hill MRT station also within walking distance. This provides access to both the Thomson-East Coast Line and the Circle Line, improving island-wide connectivity for future residents.

Daily conveniences are likely to be supported by nearby amenities such as Mayflower Shopping and Food Centre and Kebun Baru Mall, which provide food, retail, and essential services within the estate.

For families, while there are no primary schools within 1km of the site, nearby options include Ang Mo Kio Primary School, Mayflower Secondary School, and Peirce Secondary School. A preschool is also expected within the development.

Kebun Baru Ridge

  • Flat types: 3-room (95), 4-room (390)
  • Total units: 485
  • Potential classification: Plus

Ang Mo Kio Avenue 2 will comprise 485 flats and will include integrated amenities such as an eating house, mini mart, four shops, a preschool, and a Residents’ Network Centre.

The site is located directly opposite CHIJ St Nicholas Girls’ School, which is expected to be a key draw for families. Mayflower Primary School is also believed to be within 1km, adding to the appeal for households prioritising school access.

Mayflower MRT station is located approximately 850 metres away, offering relatively convenient access to public transport despite the mature estate setting.

Bukit Merah

Berlayar Rise (Berlayar Drive)

  • Total units: 1,976
  • Potential classification: Prime
  • Subsidy recovery: 14%

The Bukit Merah project at Berlayar Drive will introduce 1,976 flats, making it one of the largest launches in this exercise.

The development is part of the wider Greater Southern Waterfront transformation and is expected to benefit from strong long-term growth potential due to its future waterfront positioning.

Based on earlier Berlayar launches, which were classified under Prime with a 14% subsidy recovery rate, this project is also widely expected to fall under the Prime classification.

Connectivity is a key advantage, with Telok Blangah MRT station located around 100 metres away, providing direct access to HarbourFront and the wider Circle Line network.

Residents will also be near nature and recreational spaces such as Labrador Nature Reserve and Mount Faber Park, while daily conveniences are expected within the development, including shops, eateries, and a preschool.

Bishan

Lakeview Cascadia (Upper Thomson Road)

The Bishan project along Upper Thomson Road will offer 1,221 flats across five residential blocks, forming one of the more notable launches in this exercise due to its location beside an established private estate.

This marks the first public housing development in the area since 1984, which adds to its significance within the local housing landscape.

Marymount MRT station is located about a 5–7 minute walk away, providing direct access to the Circle Line and improving connectivity to key employment and lifestyle nodes.

Some higher-floor units may enjoy more open views towards MacRitchie Reservoir and surrounding greenery, while nearby amenities include an eating house, shops, a preschool, and a Residents’ Network Centre.

Woodlands

Woodgrove Acres (Woodgrove Avenue)

  • Potential classification: Standard

The Woodlands project will offer 657 flats and is expected to be classified under the Standard category.

Compared to more central estates, connectivity is relatively more limited, with Marsiling MRT station located around 1.3km away and Woodlands MRT station approximately 1.6km away. However, bus services are expected to connect residents to Woodlands Central and the wider transport hub.

The development is located near The Woodgrove neighbourhood mall, providing access to daily amenities such as supermarkets and dining options.

Schools in the vicinity include Fuchun Primary School, Si Ling Primary School, Woodlands Ring Secondary School, and Fuchun Secondary School.

Sembawang Projects

Sembawang Brook

  • Flat types: 2-room Flexi (261), 3-room (87), 4-room (464), 5-room (319), 3Gen (29)
  • Total units: 1,160
  • Potential classification: Standard

Sembawang Brook will deliver 1,160 flats, making it the larger of the two Sembawang launches.

The development is part of Sembawang North and is expected to include integrated amenities such as shops, an eating house, a mini mart, and a preschool within the estate.

Transport access will mainly rely on buses, with Sembawang MRT station located about 1.5km away. However, the site may appeal to buyers prioritising larger flat types and a quieter living environment.

Sembawang Portico

  • Flat types: 2-room Flexi (200), 3-room (100), 4-room (300), 5-room (275)
  • Total units: 875
  • Potential classification: Standard

Sembawang Portico will offer 875 flats and forms part of the wider Sembawang North development.

Some units may potentially enjoy river-facing views due to the site’s proximity to Sungei Sembawang.

The development is also expected to include a preschool, supporting young families in the area. Together with nearby future amenities, the estate is positioned as part of a larger long-term residential expansion.
