CDL’s Lucerne Grand sells 350 units on launch weekend at average S$2,480 psf

City Developments Limited (CDL) sold 350 of the 570 units at Lucerne Grand over its launch weekend, taking the development’s take-up rate to about 61%. Sales began on 3 October 2026, with the tally recorded as at 6pm on 4 October. CDL said the project was priced at an average of S$2,480 psf.

The response suggests that buyers remain willing to commit to new homes that bring together convenient transport links, everyday amenities and an accessible entry price within their budget. For Lucerne Grand, its location beside Lakeside MRT station and 2- and 3-bedroom starting prices below S$2 million may have helped turn interest into purchases.

Singaporeans account for 93% of buyers

Singaporeans made up about 93% of purchasers, while permanent residents accounted for the remaining 7%. CDL reported demand across all unit types, with 2-bedroom, 3-bedroom and 4-bedroom premium homes among the most popular.

For households already living in the west, the project offers a potential route into a new private home while remaining close to familiar neighbourhoods, schools and daily routines. That combination could be particularly relevant to families who want to upgrade without moving away from their existing support network.

A fresh option after a decade between Lakeside launches

Lucerne Grand follows Lake Grande’s 2016 launch, bringing a new private residential option to the Lakeside precinct after a decade. This gap may have helped concentrate demand from households waiting for a suitable development nearby.

Some buyers may have reached a different stage of life during that interval, with changing space needs or a larger budget for their next home. A fresh launch gives them another reason to revisit their plans, particularly if they want to remain in the neighbourhood.

Two-bedroom prices start from S$1.498 million

Lucerne Grand’s starting prices may help explain its appeal, with both 2- and 3-bedroom options available below S$2 million at launch.

Launch starting prices and corresponding unit sizes announced by CDL. 

Two-bedroom homes recorded the highest take-up rate, with 145 of 222 units sold, or 65.3%. Three-bedroom homes followed at 62.1%, with 157 of 253 units purchased, while buyers took up 48 of the 95 4-bedroom homes, or 50.5%.

Within the 4-bedroom category, however, premium units stood out, with more than 85% sold. Despite starting from S$2.788 million, these homes attracted buyers willing to commit a larger budget, suggesting that the project’s appeal extended beyond its lower entry prices.

CDL’s Group Chief Executive Officer Sherman Kwek attributed the response to buyers’ appreciation of the project’s “distinctive combination of connectivity, convenience and nature”. 

Lakeside MRT access adds to everyday convenience

Lucerne Grand will have a direct link to Lakeside MRT station on the East-West Line. Its five 17-storey residential towers will sit above Lucerne Galleria, where a supermarket, food and beverage outlets, and retail options are planned.

For residents, this brings transport and daily essentials close to home. The East-West Line provides access to destinations such as Jurong East, Buona Vista and the Central Business District, while the commercial component could make grocery runs and meals easier to fit around work and family commitments.

Beyond the development, nearby schools and Jurong Lake Gardens add to its appeal for owner-occupiers. Families can weigh these existing amenities alongside the convenience of living close to the MRT, rather than relying entirely on future improvements to the area.

Retail and dining options across Taman Jurong, Jurong East and Boon Lay also give residents a wider choice beyond the shops planned within the project.

Jurong Lake District adds a longer-term draw

Lucerne Grand’s proximity to Jurong Lake District provides another reason for buyers to consider the location. Plans for Singapore’s largest business district outside the city centre could bring more jobs, amenities and activity to the wider area over time.

Nevertheless, the project’s immediate appeal is easier to assess through its existing surroundings. Buyers can already consider the MRT connection, nearby schools and recreational spaces when deciding whether the location suits their household.

The district’s development therefore adds a longer-term dimension to a purchase that can also meet practical needs today. As more of the plans take shape, the wider area could become an increasingly convenient place to live and work.

Lucerne Grand’s opening weekend points to continued demand for developments that meet practical housing needs at a price buyers can accommodate. The combination of lower entry prices for smaller units and strong interest in four-bedroom premium homes suggests that the project reached households with different priorities.

Expectations about future launch prices may also have played a part. Higher land costs can influence how developers price upcoming projects, so some buyers may see value in securing a home at current levels rather than waiting for the next launch.

For the wider market, the result offers an encouraging signal as more developments come forward. Buyers are still likely to compare total prices, usable space, commuting convenience and mortgage commitments closely, making each project’s ability to meet those needs central to its sales performance.
