When talking about new launch condos in Singapore, it’s not often that you hear of condos launching for sale years after their completion. 

But Cape Royale, a condo in the prime Sentosa Cove enclave, recently did so. The project was completed in 2013, but its developers, Ho Bee Land and IOI Properties, did not launch it for sale due to cooling measures at that time.

It was only on 6 July this year that the project was launched after nine years of being rented out. Even then, Cape Royale is still the newest out of all the condos in Sentosa Cove. Out of a total of 302 units, 50 units were put up for sale and around half of those have been sold

We got the privilege of visiting Cape Royale, so here’s an inside look at the luxury condominium at Sentosa Cove. For buyers who are interested in a resort-like lifestyle in Sentosa Cove, you’ll want to read on as we look at Cape Royale’s facilities, unit layouts, location and more. 

First impressions and facilities at Cape Royale

It’s not every day that you get to visit a showflat unit in a condo that’s actually completed. So for prospective buyers, there won’t be any surprises here as you get to see the facilities and units first-hand.

We love how the entrance to Cape Royale is situated at the end of Cove Way, and it’s at a cul-de-sac which gives it a sense of exclusivity as you enter the development.

You will need to make a roundabout before entering the development.

As you enter Cape Royale, you’ll be greeted with palm trees, and the road leading to the drop-off is paved with cobblestone-like tiles. We love how this makes you feel as if you’re whisked away to a beach vacation whenever you return home. This ties in with the seafront offerings of the development, which we’ll talk more about later.

However, we felt that the drop-off area could do with more seats for residents who are waiting for their rides. We would have loved it if there was an air-conditioned waiting area too as it can get scorching hot during the day. But it’s not such a huge concern as most residents would be driving anyway. 

The gym and function room are located near the condo lobby. 

Cape Royale’s location right by the sea is clearly one of the unique selling points of the condo.

The swimming pool gives off a resort vibe. Although it isn’t an infinity pool, it sure feels like one as you get to enjoy unblocked views of the sea from the pool. 

While it’s not a 50m pool, it’s still a decent size for avid swimmers to get some laps done. Out of all the condos in Sentosa Cove, Cape Royale’s pool is also the closest to the sea.

There’s a children’s wading pool where families can have their own fun, without interrupting the main pool. Besides that, there’s also a separate area with a serenity pool and jacuzzi pods for adults who need some peace and quiet.

What’s great is that residents can walk out to a path along the sea, go jogging or take a stroll and enjoy watching the waves crash. You can actually follow this path all the way to Tanjong Beach. As Sentosa Cove is already a gated community, what’s great is that there’s no fence here, so you get an unobstructed view of the sea.

If you’re living on a ground-floor unit, you can also easily make your way out to the path.

Back to the pool area, there’s a grill pavilion near the wading pool. This area is great for gatherings with family or friends, and those with children can let their kids frolic in the wading pool. 

We would have loved to have seen a playground, which will tie in nicely with these family-friendly activities.

Around the development, there are pockets of greenery for residents to enjoy some respite from the city, like this Koi Oasis and Relaxation Alcove. There are also reflective ponds and eco ponds, as well as a yoga deck.

Cape Royale’s unit layouts

All of Cape Royale’s units come with a private lift lobby, which we understand is not a given for all condos in Sentosa Cove. Hence, if you like the exclusivity and privacy of having a private lift lobby, this arrangement is perfect for you.

This is the lift lobby from the carpark in the basement. Fitted with marble tiles, the lobby feels really elegant, and you might easily mistake it for a luxurious hotel lobby.

There are also golf lockers in the lobby and what’s great is that it's floor-to-ceiling. Considering that Cape Royale is near Sentosa Golf Club, the lockers will be very convenient for residents. There’s also a resident-exclusive buggy service that will bring you to the golf club, ONE˚15 Marina and Quayside Isle. 

4-bedroom unit (Type B2) - 2,530 sq ft (235 sqm)

The 4-bedroom showflat unit we visited was in stack 18 of Blk 25. Other than some differences in space at the AC ledge area and PES areas (for ground floor units), all 4-bedroom units have a similar layout. 

The 4-bedroom units are perfect for larger families or even multi-generational families who are looking to call Sentosa Cove their home.

Walking into the unit, you can immediately feel the generous size of the living and dining areas. In the showflat unit, the ID had placed the dining table at the entrance of the unit. 

However, since the communal area is versatile, you can choose to have your living area near the entrance instead. It might also make more sense as the dining table will be closer to the kitchen.

With the ample space, there’s room to explore different furniture options, such as having a round dining table instead of a rectangular one.

What we love is that the balcony spans the length of the living and dining areas. Hence, you can enjoy more natural light. However, as the unit faces east, one thing to note is that it might get warm due to the morning sun.

One of the main highlights of this unit is the 180-degree panoramic views of the sea from the balcony. From here, you can see Singapore’s southern islands or even as far as Batam on a clear day.

There are many uses for the balcony. It’s large enough for you to have an alfresco dining area, a fitness area, a yoga area or anything else you’d like. 

With such a huge space in the 4-bedroom unit, it is also great for buyers who frequently entertain guests or hold parties.

The kitchen in the 4-bedroom unit is also very open and spacious. Unlike other condo showflats we’ve been to where the kitchens are either rectangular or U-shaped, the kitchen in this unit has a squarish layout. There are sliding doors for privacy, especially when you have guests over.

The kitchen cabinets are by a high-end German brand, bulthaup, which is known for its high quality. All kitchens come equipped with a gas hob and hood, fridge and two ovens, all by German luxury brand Miele, a trusted brand when it comes to kitchen appliances. There’s also a Miele dishwasher and wine chiller, which are both appliances that are not commonly provided. However, do note that the unit does not come with a washer and dryer, so you’ll have to get that on your own.

There’s a “corridor” which extends to the yard, household shelter and utility rooms. This also leads to the other entrance of the unit. This entrance is great for deliveries and maintenance personnel as it does not disrupt the private lift lobby entrance. 

What we find useful is that there are two entrances to the kitchen, one from the living area while the other entrance is from the common corridor which leads to the bedrooms.

What we love is that there’s a separate utility room with an ensuite WC (with shower) in the yard area. This way, there’s a proper resting area for the family’s helper, and you won’t have to convert your household shelter into a helper’s room.

Usually, in a 4 or 5-bedroom unit, the master bedroom is the furthest away from the living and dining areas. However, in this unit, the master bedroom is the first bedroom you see along the common corridor. 

That’s because the master bedroom is connected to the balcony and you can enjoy the sea view from here too. For buyers who prefer their master bedroom to have more privacy, they might want to consider the A3 3-bedroom unit types instead.

Besides the stunning sea views from the master bedroom, another highlight is the vanity corner, complete with a dressing table, mirror and shelves for storage. 

Many newer launches these days don’t always have enough space for a proper vanity corner, so it’s refreshing to see it at Cape Royale

While there isn’t a walk-in wardrobe, its location outside the bathroom makes it seem like it’s a separate area from the rest of the bedroom.

As for the master bathroom, what’s great is that there are his and her sinks so the Mr and Mrs of the household can have their own personal space. Both sinks also come with vanity mirrors with storage space, so you can organise your toiletries without cluttering the bathroom countertop.

The bathtub here is the centrepiece of the master bathroom, and you can enjoy views of the sea as you have your bath. We also love how there’s plenty of light in the master bathroom as there are two windows.

Along the common corridor to the bedrooms, you’ll find the family area, which is a cosy space for three or four family members. This is great for multi-generational families as the younger family can have some quality bonding time here, away from the main family.

Alternatively, this also serves as additional space for guests to hang out when you host gatherings.

Plus, there’s a powder room opposite the family room, so guests won’t have to use the common bathroom.

There are three common bedrooms, and one of them has an ensuite bathroom. All the bedrooms come with three-quarter-length windows which have views of other blocks in the development.

Having an additional bedroom with an ensuite bathroom is useful for multi-generational families. This is for situations where there are two married couples within a household. This bedroom is also great if you live with an elderly who might need to use the bathroom more frequently, especially at night.

As for the other two common bedrooms, you might also want to turn them into a study room or a kids’ playroom, depending on the needs of your family.

One thing to note here is that due to the unconventional shape of Cape Royale’s blocks, some of the bedrooms have rounded corners. So, it might not be the easiest to find conventional furniture which fits into these corners. Alternatively, you can opt for built-in furniture or seating areas like what was done in the showflat unit. This way, you’ll get to retain the aesthetic design of the development.

The common bedrooms are larger than average and can fit in up to a queen-sized bed.

There’s also a partial view of the sea and the swimming pool from one of the bedrooms.

With only two bedrooms sharing the common bathroom, there’s a lower possibility of it getting overcrowded in the mornings. 

3-bedroom unit (Type A3) - 1,679 sq ft (156 sqm)

The 3-bedroom showflat unit we visited was in stack 8 of Blk 17. There are three main types of layouts for 3-bedroom units at Cape Royale, and the showflat unit is the smallest type. 

The 3-bedroom units are perfect for young families and families with up to two children.

Like the 4-bedroom unit, there’s no lack of space in the 3-bedroom unit too.

The living area can accommodate a three or four-seater, and there’s still room for extra chairs on the side, as demonstrated in the showflat.

The dining area here is also really spacious as you can possibly fit an eight-seater table. Most 3-bedroom showflats that we’ve visited can only fit a six-seater, so this is definitely an advantage for those who love to entertain guests.

While the balcony here is not as wide as the one in the 4-bedroom unit, it is still pretty impressive for a 3-bedroom unit. Although the block is not directly seafront, you can still enjoy partial views of the sea.

For those who like the privacy of having a kitchen hidden from guests, this unit is perfect for you as the kitchen is situated along the common corridor to the bedrooms. 

Similar to the 4-bedroom unit, kitchen cabinets are by bulthaup. All the kitchen appliances given are the same as the 4-bedroom unit, and they are provided by Miele. So, you will have to get your own washer and dryer. It’s also very rare for 3-bedroom units to come with a wine chiller, but Cape Royale has chosen to provide it for all its units. 

In terms of the kitchen layout, the 3-bedroom unit does not come with a utility room and hence, you might want to consider turning the household shelter into a helper’s room instead. There’s a yard with a WC, and the common entrance to the unit opens up to the kitchen too.

As with all units in Cape Royale, the master bedroom is connected to the balcony. Though there isn’t a dedicated vanity space here, you can fit a dressing table in front of the bed, and it won’t affect the walkway space. 

Alternatively, you can use this space to add shelves or more furniture for storage.

One thing we love about the master bathroom is that it comes with a bathtub, and there’s a glass backsplash which makes it feel like you’re in a hotel room. 3-bedroom units don’t typically come with a bathtub, but Cape Royale’s residents get to enjoy this provision. 

Do note that there are no his and her sinks, but with a bathtub in a 3-bedroom unit, we really can’t complain much!

What’s more, the shower area has a window overlooking the sea, so you can enjoy beautiful views from the bathroom.

As for the common bedrooms, both are able to fit in a queen-sized bed, and there’s still plenty of walkway space.

While the bedrooms don’t face the sea, those units on the higher floors can enjoy views of the landed houses at Sentosa Cove, golf courses and Mt Serapong. With the three-quarter-length windows, there will be plenty of natural light in the bedrooms as well.

Both bedrooms also share one common bathroom. 

Stack Analysis

Out of eight blocks at Cape Royale, only the units in four blocks are put up for sale, and these are Blk 15, 17, 19 and 25. The other blocks are made up of condo units for rent. 

Stacks 7 to 10 of Blk 17, stacks 11 and 12 of Blk 19 and stack 6 of Blk 15 are 3-bedroom units, while stack 5 in Blk 15 and stacks 17 and 18 in Blk 25 are 4-bedroom units.

Stacks 17 and 18 in Blk 25 have seafront views, and these are only reserved for the 4-bedroom units. 

However, the rest of the stacks on sale will be able to get partial views of the sea. This is thanks to the 180-degree view you can get from the balconies and staggered arrangements of the blocks. The view from the other side of these stacks is not too bad either. Each stack will also have views of the landed houses at Sentosa Cove and the landscape of Mt Serapong, and the golf courses.

In terms of sun analysis, the common bedrooms in blocks 15, 17 and 19 will inevitably get some afternoon sun as there are no tall buildings blocking the sunlight. However, this is just a minor inconvenience as you can always install blinds in the bedrooms. On the flip side, the balcony and living/dining areas are facing east, so you only get some morning sun. 

As for Blk 25, you won’t get afternoon sun, but there will be some morning sun. But the good thing is that there’s sea breeze so you won’t feel like it’s too warm. 

Location and amenities near Cape Royale

Cape Royale’s location is opposite the yacht parking berth at ONE˚15 Marina, and its neighbours are other condos like Seascape and Marina Collection.

In terms of connectivity, Cape Royale is a 3-minute drive (or a 9-minute walk) to Sentosa’s Cove Village. Here’s where you can find a Cold Storage supermarket and some F&B outlets. There’s also a bus stop here where you can take Bus B to get to Sentosa’s Beach station that will connect you to the Sentosa Monorail. 

For more F&B options, you can take a 4-minute drive (or a 14-minute walk) to Quayside Isle. Some famous restaurants here are Greenwood Fish Market, Bali on the Cove, Ghin Khao Bistro and Mykonos on the Bay. 

Here are the driving times to various locations across Singapore:

  • Resorts World Sentosa - 8-min drive
  • VivoCity - 10-min drive
  • CBD - 18-min drive
  • Orchard Road - 22-min drive
  • Changi Airport - 30-min drive 

For families with kids, there are several pre-schools on Sentosa Island like Quayside Isle Preparatory School and EtonHouse International School. But in terms of primary, secondary and international schools, residents will have to travel to mainland Singapore.

Is it a good time to buy a home in Sentosa Cove now?

If you’re interested in Cape Royale, you might be wondering if it’s a good time to buy a property in Sentosa now. 

After a slowdown in sales of Sentosa Cove homes from 2011 to 2020, there was an uptick in the number of sale transactions of condos in Sentosa in 2021.

There were 141 condo sale transactions in Sentosa in 2021, which was the highest number since its peak in 2010 (143). Average psf prices of condos in Sentosa also seem to be on the road to recovery. There have been 64 sale transactions in 2022 so far, with an average price psf of S$1,870. 

One of the reasons might be because the average psf prices of properties in Sentosa are lower now compared to other prime districts like 9, 10 and 11. This price graph shows how the average psf prices in Sentosa and Districts 9, 10 and 11 have changed in the past 15 years.

Hence, if you’re interested in a seafront condo and want to live in an exclusive enclave like Sentosa Cove, it’s probably a good opportunity to invest in a property there now. Not to mention that Cape Royale and other condos have larger-than-average units if that’s what you’re looking for.

As seen in the price graph above, Cape Royale’s average psf prices are higher than most other developments in Sentosa, with the exception of Seven Palms. This is mainly due to the fact that it’s the newest condo to TOP as compared to the rest. Most units in Cape Royale also enjoy seafront views, and all units come with a private lift lobby. This might explain why it has a higher premium.

It’s also worth noting that the transactions in other Sentosa condos are resale transactions which are usually at a lower premium.

If you’re considering Cape Royale and a new launch in the CCR (Core Central Region), the graph below shows how they compare. We’ve only compared Cape Royale to new launches in the CCR, which have a 99-year lease to make it a fairer comparison.

From this, we can see that Cape Royale’s average psf price of S$2,224 is about 24% cheaper than the average psf price of new launches in the CCR, S$2,758. 

Of course, one thing you have to note here is that Cape Royale is not entirely new and that there are 85 years left on the lease. However, if you don’t mind this, then Cape Royale is a condo which still looks as good as new. Plus, one benefit is that you can move in immediately without having to wait. 

Ultimately, for those who enjoy seafront living in Sentosa Cove, an exclusive gated community and don’t mind travelling to mainland Singapore for most of your daily activities and necessities, Cape Royale could very well be an attractive buy.
