Former Realty Centre is a freehold mixed development project at 15 Enggor Street. The Place Holdings bought the 12-storey former Realty Centre in a collective sale with MCC Land and Sun Card Limited agreeing to be shareholders. With the combined expertise of The Place Holdings and MCC Land as the majority shareholders, they envision a differentiated mixed-use property in the CBD area. 

With MCC Land already involved in the neighbouring One Bernam project, MCC Land will be able to provide valuable input and perfect this upcoming project. 

Former Realty Centre has the potential to yield 35 stories of residential units.  

Unrivalled convenience

Former Realty Centre is a short 4-minute walk to Tanjong Pagar MRT station, which provides residents with a quick route to the West side and East side on the East-West line. 

The downtown area near former Realty Centre is also serviced by several main roads and major expressways, such as Anson Road, Keppel Road, Ayer Rajah Expressway (AYE) and Marina Coastal Expressway (MCE). This makes travelling to all parts of Singapore convenient.

About the Developer of Former Realty Centre

The Place Holdings

This is not the first time MCC Land and The Place Holdings has collaborated. In November 2020, MCC Land won the tender for the site at Tanah Merah Kechil Link. MCC Land and The Place Holdings entered into a long-term agreement to co-develop projects together, such as the project at Tanah Merah Kechil Link - Sceneca Residence/Sceneca Square. Former Realty Centre is another project they will be embarking on together.

MCC Group’s business in Singapore started with the construction of HDB estates and public transport infrastructure and evolved into the construction of other significant projects such as Universal Studios Singapore, Resorts World Sentosa, Singapore Expo and Keppel Distripark. In 2010, the group made its foray into property development under MCC Land. Its portfolio of residential projects includes The Canopy, Canberra Residences and One Canberra in the northern region; The Santorini and The Alps Residences in Tampines Avenue 10; as well as the mixed-use development The Poiz Residences and The Poiz Centre next to the Potong Pasir MRT Station and Queens Peak located directly in front of the Commonwealth MRT Station. MCC Land has developed 12 projects with over 6,000 condominium units in Singapore up to April 2021.

One standout project for MCC would be winning the GLS site on Bernam Street. This is significant for the developer group in many ways. For one, Tanjong Pagar is one of the oldest districts in the Downtown area, and the government rolled out the CBD Incentive Scheme in 2019 to encourage developers to rejuvenate and reposition the CBD as a place for people to live, work and play in. One Bernam is MCC’s maiden project in the Core Central Region (CCR) marking a landmark moment for the developer. 

On the other hand, for The Place Holdings, the partnership has set the stage for both companies to work together on a long-term basis and is part of their strategy to maximise returns on property developments and diversify their income portfolio. The Place Holdings engages in cultural tourism, property development and property management, and integrated media-related businesses.

Sun Card Limited has agreed to hold 19% equity stake in the project, with MCC Land holding 30% and The Place Holdings being the major shareholder taking 51%.
