Northshore StraitsView

Northshore StraitsView is an HDB BTO project launched on Northshore Drive in Punggol in the November 2015 HDB BTO sales exercise. It consists of 1,021 homes of 2-room Flexi, 3-room, 4-room, 5-room and 3-Gen flats. This mix allows the precinct to serve different household types, from singles and couples to larger multi-generational families. In terms of pricing, excluding grants, 2-room Flexi units were priced from S$84K, 3-room from S$173K, 4-room from S$277K, 5-room from S$377K, and 3Gen from S$392K.

Located in the north of Punggol by the sea, the BTO project offers some lucky residents unblocked views of the sea from their windows. The blocks feature clean, contemporary architecture. The colour palette is neutral and modern, with subtle blue and grey tones that reflect the neighbourhood’s coastal theme.

HDB designed this precinct as part of its “smart-enabled” vision for Punggol Northshore, so many units come with provisions for smart home installations and enhanced digital connectivity. Residents can easily adopt app-based home controls, remote appliances and energy monitoring systems if they wish.

  • 2-room floor plan

There are two types of 2-room Flexi flats — Type 1 flats measuring 38 sqm, and Type 2 flats measuring 47 sqm, both inclusive of air con ledge. The Type 1 flats are very compact, but the Type 2 flats come with a more spacious bedroom, living/dining area, bathroom and kitchen, offering a bit more room for storage and larger furniture.

  • 3-room floor plan

The 3-room flats measure 68 sqm, inclusive of air con ledge. The layout places the two bedrooms side by side, followed by the living/dining area. The master bedroom and shared bathroom are accessible via a corridor running through the centre of the flat.

  • 4-room floor plan

The 4-room flats measure 93 sqm, inclusive of air con ledge. The layout lines up the three bedrooms side by side, followed by the living/dining area, with a corridor running through the middle of the flat and offering access to the bedrooms and shared bathroom. The layout offers the option of an open kitchen or a closed one with a partition wall.

  • 5-room floor plan

The 5-room flats measure 116 sqm, inclusive of air con ledge. The layouts are quite similar to the 4-room flat layouts, with a much more spacious living/dining area, kitchen and master bedroom. This layout also offers the option of an open or closed kitchen with a partition wall.

Landscaping that feels connected to the sea

The landscaping includes coastal palms, low-height shrubs and open lawn areas that frame the blocks without overpowering them. Walkways are wide and smooth, which makes jogging, cycling or strolling with prams comfortable. Residents who step outside their blocks feel a continuous relationship with the sea, even if their flat does not face the water directly.

Pocket gardens and roof gardens add greenery on multiple levels. These spaces support quiet retreat, social interactions and neighbourhood events. Families often use the gardens as spillover play or rest areas after outdoor activities along the promenade.
