Northshore StraitsView: A seafront HDB designed for modern family living
Northshore StraitsView sits at one of the most scenic corners of Punggol. It fronts the northern coastline, where the town meets the Straits of Johor. The project forms part of the broader Northshore district, a waterfront belt that HDB planned as one of Punggol’s most modern and future-ready neighbourhoods.
The appeal of Northshore StraitsView grows stronger as Punggol matures. New transport links, retail amenities and the Punggol Digital District are reshaping the area’s liveability and economic base. Northshore StraitsView benefits from this growth and stands out as one of the stronger waterfront HDB options available today.
Project overview - Northshore StraitsView
Northshore StraitsView is an HDB BTO project launched on Northshore Drive in Punggol in the November 2015 HDB BTO sales exercise. It consists of 1,021 homes of 2-room Flexi, 3-room, 4-room, 5-room and 3-Gen flats. This mix allows the precinct to serve different household types, from singles and couples to larger multi-generational families. In terms of pricing, excluding grants, 2-room Flexi units were priced from S$84K, 3-room from S$173K, 4-room from S$277K, 5-room from S$377K, and 3Gen from S$392K.
Located in the north of Punggol by the sea, the BTO project offers some lucky residents unblocked views of the sea from their windows. The blocks feature clean, contemporary architecture. The colour palette is neutral and modern, with subtle blue and grey tones that reflect the neighbourhood’s coastal theme.
HDB designed this precinct as part of its “smart-enabled” vision for Punggol Northshore, so many units come with provisions for smart home installations and enhanced digital connectivity. Residents can easily adopt app-based home controls, remote appliances and energy monitoring systems if they wish.
- 2-room floor plan
There are two types of 2-room Flexi flats — Type 1 flats measuring 38 sqm, and Type 2 flats measuring 47 sqm, both inclusive of air con ledge. The Type 1 flats are very compact, but the Type 2 flats come with a more spacious bedroom, living/dining area, bathroom and kitchen, offering a bit more room for storage and larger furniture.
- 3-room floor plan
The 3-room flats measure 68 sqm, inclusive of air con ledge. The layout places the two bedrooms side by side, followed by the living/dining area. The master bedroom and shared bathroom are accessible via a corridor running through the centre of the flat.
- 4-room floor plan
The 4-room flats measure 93 sqm, inclusive of air con ledge. The layout lines up the three bedrooms side by side, followed by the living/dining area, with a corridor running through the middle of the flat and offering access to the bedrooms and shared bathroom. The layout offers the option of an open kitchen or a closed one with a partition wall.
- 5-room floor plan
The 5-room flats measure 116 sqm, inclusive of air con ledge. The layouts are quite similar to the 4-room flat layouts, with a much more spacious living/dining area, kitchen and master bedroom. This layout also offers the option of an open or closed kitchen with a partition wall.
Landscaping that feels connected to the sea
The landscaping includes coastal palms, low-height shrubs and open lawn areas that frame the blocks without overpowering them. Walkways are wide and smooth, which makes jogging, cycling or strolling with prams comfortable. Residents who step outside their blocks feel a continuous relationship with the sea, even if their flat does not face the water directly.
Pocket gardens and roof gardens add greenery on multiple levels. These spaces support quiet retreat, social interactions and neighbourhood events. Families often use the gardens as spillover play or rest areas after outdoor activities along the promenade.
On-site facilities that support families
A central green area creates an intimate communal enclave for residents to do some recreational activities within the development. Northshore Straitsview outdoor facilities include a children’s playground, adult and elderly fitness stations, roof gardens, sky terraces, resting shelters, and gathering spaces where residents can catch up with neighbours and friends.
Moreover, with a minimart, a restaurant, a childcare centre, and numerous shops located within the development, residents will find daily conveniences within easy reach.
Accessibility and connectivity
Northshore StraitsView is located between Samudera and Punggol Point LRT stations, which connect residents to the Punggol MRT/LRT Station. Punggol Station is an interchange station between PGLRT, NEL, and the new Cross Island Line (CRL).
A few stops will bring you to Serangoon MRT station, which links to the Circle Line (CCL), and Little India MRT station, which links to the Downtown Line. Other nearby interchange stations also connect to EWL, NSL, and TEL, giving residents of Northshore StraitsView seamless access all over Singapore.
Drivers would also find it convenient to travel around Singapore with major expressways such as the Tampines Expressway (TPE) and Kallang-Paya Lebar Expressway (KPE) located within close proximity of Northshore StraitsView.
Cross Island Line (CRL)
The Cross Island Line (CRL) is Singapore's 8th MRT line, currently under planning, with the first phase of the line scheduled to open by 2030. Phase 1 of the Cross Island Line will cover 29 kilometres and have 12 stations, starting from Aviation Park in Changi to Bright Hill in Sin Ming. There will also be a 7.3-kilometre-long Punggol Extension, which will link the existing Pasir Ris and Punggol stations via two new stations, namely Elias and Riviera.

Located along Northshore Drive, Northshore StraitsView is laid out as an urban sanctuary with a waterfront park connector running parallel to the entire length of the development. This connector links residents to numerous green spaces that offer an abundance of recreational facilities, amenities, and a vibrant cluster of eating places and retail shops.

Future developments around Northshore StraitsView
The long-term performance of any HDB estate depends on the growth of the surrounding town. The northern section of Punggol is undergoing one of the most ambitious transformations among all heartland areas.
Punggol Digital District (PDD)
The PDD anchors the future of Punggol. It integrates the Singapore Institute of Technology (SIT) campus with business, tech and R&D parks. When fully operational, the district will bring tens of thousands of jobs and students into the area.
Northshore StraitsView sits within easy reach of this hub. Residents who work or study at the PDD will enjoy extremely short commute times. Over time, this will stimulate stronger demand for housing in the broader Northshore region.
Punggol Coast MRT & new transport nodes
The opening of the Punggol Coast MRT will shorten travel time to the northernmost part of Punggol. It also brings new bus services, a planned transport node and improved first-mile/last-mile connectivity. These enhancements will reduce travel friction and make the Northshore corridor feel more central than it once did.
Additional retail, dining & recreation
More commercial and F&B spaces are planned around the PDD and Punggol Coast. As these spaces open, residents will enjoy richer lifestyle options, more evening activities and better weekend conveniences. A more mature retail mix will benefit the entire town.
Resale appeal: Why buyers choose Northshore StraitsView
When buyers shortlist Northshore StraitsView, they usually look for three key things: lifestyle, convenience, and long-term potential.
- Lifestyle: The waterfront setting changes the way residents perceive daily life. Morning runs, sunset walks and access to long cycling routes become part of the routine. Families with active lifestyles value this. Dog owners also find the area ideal due to its openness and existing pet-friendly walking routes.
- Convenience: LRT access, proximity to One Punggol and the presence of everyday facilities within the estate contribute to strong convenience. Many buyers prioritise estates where daily chores feel effortless. Northshore StraitsView consistently performs well in this regard.
- Long-term potential: With the Punggol Digital District, Punggol Coast MRT and new commercial nodes coming online, the future of the broader area looks promising. Buyers often see the estate as a long-term play: they get to enjoy the existing waterfront environment today while waiting for future infrastructure to deepen the town’s value.
Northshore StraitsView stands out as one of Punggol’s most desirable waterfront HDB precincts. It offers modern homes, thoughtful design, plenty of greenery and close proximity to daily amenities. Its location benefits from both natural charm and strategic growth plans laid out for Punggol.
For buyers who want a lifestyle-driven home with increasing connectivity and long-term potential, Northshore StraitsView presents a compelling choice. The project blends the simplicity of coastal living with the convenience of a young, well-planned town—and this balance gives it enduring appeal in the resale market.
