4-room Pinnacle@Duxton flat, sets new sale record at S$1.4m and S$1,369 psf

Less than a month after our 5-room Pinnacle at Duxton S$1.4m record sale story, another Pinnacle@Duxton flat – this time, a 4-room unit – has set a new record with a S$1.4m sale in April 2023. 1G Pinnacle at Duxton

New Record for 4-room HDB Resale in Singapore

Located at Block 1C Cantonment Road within the 46-48 floor range, the 4-room unit spans 95 sqm (1,023 sqft). This places it as the most expensive 4-room HDB resale flat on both price and price per-square-foot (psf) in Singapore.

Statistics-wise, while the prior 5-room unit (1,141 sqft) at Blk 1G Cantonment Road sold at S$1,227 psf, this 4-room (Type S1) sold at the current record-high of S$1,369 psf. The previous record for a 4-room flat (1,001 sq ft) at the same development was sold for S$1.37m last October, also at S$1,369 psf.

Annually since 2021, more 4-room flats at Pinnacle@Duxton have been transacted for at least S$1m compared to 5-room flats. What’s interesting is that in 2023, the average psf price for million-dollar 5-room flats (S$1,185) has surpassed 4-room (S$1,154) for the first time (so far).

Similarly, also in April 2023, another 5-room flat (Type S2) at Pinnacle@Duxton sold for S$1.4m, or S$1,227 psf. This means that there are now three resale flats at Pinnacle@Duxton sold at S$1.4m (two 5-rooms and one 4-room), at psf prices from S$1,227 to S$1,369. Million-dollar 4-room HDB resale flats sold in recent months

While March 2023 saw 39 HDB resale flats transacted for S$1m and above, April has so far seen about 22 HDB resale flats transacted in that range. While 5 of the 22 so far were transacted at Pinnacle@Duxton, 2 were sold at Toa Payoh’s The Peak, 3 at Bishan Street 22 and 23, and 1 each at SkyTerrace and SkyVille@Dawson respectively. Among the 22, 7 of them (32%) are 4-room flats (93 to 95 sqm).

While 5-room and executive HDB resale flats dominate the million-dollar flat list for the whole of Singapore, it is the 4-room segment (due to lower floor area) that dominates the average psf price chart.

One notable trend is that most of these flats are higher floor units. For example, in April, four of the Pinnacle@Duxton record units were in the 43rd-to-48th-floor range, with one exception: a 4-room flat at 1F Cantonment Road, sold for S$1m in April 2023, was within the 10th-12th floor. –
