
The month of August ended with 473 private units sold due to the low Lunar 7th month season. How have sales fared for the first 2 weeks of September? Will we see a rebound in sales volume? Or are there factors which will keep the numbers low this month as well?
Taking a glance at data released by URA on 16th September, an uninspiring 184 transactions were recorded so far. However, there are a couple of surprises for the top selling developments as well.

Kingsford Waterbay
The developer sold 23 and 18 units for the months of July and August respectively. It has been impressive in September so far and looks to surpass the performance of the previous months. A 1 bedroom unit starts at around $580k with the average psf price of $1,200. Fortunately for buyers, there are still a wide variety of units to choose from.
Completion is expected before Dec 2018, making the short wait to TOP an attractive reason for property hunters to buy. Furthermore, the relocation of Paya Lebar Airbase and rejuvenation of Paya Lebar will be beneficial to the location over the next 15 years.
Kingsford Hillview Peak

There were 38 units left at the end of August, and with 8 more sold so far in September, the window could be fast closing in getting a unit here.
Some attractive selling points of this project include: 1) Hillview MRT is just right round the corner, making the journey to the CBD with the downtown line a breeze. 2) A 1 bedroom unit costs below $800,000 and 3) It’s going to TOP really soon in Q1 2017, and that’s a very likely reason for the flurry of sales activity.
Is the low season over?
There are no new launches so far in September and there are a few anticipated launches in the coming weeks. This could be the reason why sales are still tepid this past couple of weeks. Buyers are waiting to see what the new launches can offer before making a decision.
