Parktown Residence is one of the most highly-anticipated launches this year. CapitaLand has teamed up with UOL Group and Singapore Land Group to develop this mega-integrated development in Tampines. Being the first of its kind in the area, the landmark project will redefine the landscape with 1,193 upscale residences and almost 70 facilities scattered within four rejuvenating oases. Parktown Residence is expected to receive its Temporary Occupation Permit (TOP) by mid-2030, bringing a new level of convenience and lifestyle offerings to Tampines North.
Preview and launch dates
The first mega property launch of 2025, Parktown Residence, enters the market with prices starting from S$1.07 million for the smallest 1-bedroom + study units. The sales gallery of Parktown Residence has been open for public previews since 7 February 2025, attracting over 10,000 visitors during the first three days. The official sales launch of Parktown Residence is set on 22 February 2025.
Parktown Residence new launch sales
Parktown Residence saw impressive new sales during its launch weekend. The developers successfully sold 1,041 units at an average of S$2,360 psf, accounting for more than 87% of the total units available. The majority of buyers were Singaporeans, with many purchasing units for their own occupation, while a significant portion also saw it as a promising investment opportunity.
Among the most sought-after units in Parktown Residence during launch weekend were 1-bedroom and 2-bedroom apartments. These types of units reflected a trend commonly observed among property investors looking for rental yield and capital appreciation.
The robust launch sales performance has cemented Parktown Residence’s position as the top-selling project during a launch weekend. It has now set a new benchmark in the market, surpassing Emerald of Katong, which previously held the record with approximately 835 units sold during its November 2024 launch.
5 important things to know about Parktown Residence
Parktown Residence show flat review

The Parktown Residence sales gallery, located at 7 Tampines Grande, will be open daily from 10 am to 7 pm from 7 February 2025. Viewings are strictly by appointment. Visitors can explore three thoughtfully designed show flat units, all built according to the new GFA harmonisation guidelines.
2-bedroom Premium + Study – 764 sqft

The 2-bedroom Premium + Study at Parktown Residence come in two layouts, both spanning 764 sqft. The dumbbell layout above is particularly appealing for its efficient use of space. These units offer more generous proportions than many newer launches, such as The Orie’s 700 sqft 2-bedroom + Study or Emerald of Katong’s 678–700 sqft range. Buyers looking for compact homes without compromising on space may find these units an attractive option.
3-bedroom Premium + Study – 1,163 sqft

The 3-bedroom + Study layouts at Parktown Residence offer ample space, exceeding those at recent launches like Emerald of Katong (969 – 1,001 sqft) and The Orie (1,130 sqft for the 3-bedroom Premium Dual Key). The extra space for this unit enhances functionality but may also affect the final price, which in Parktown Residence’s case, will start from S$2.07 million or S$2,235 psf.
4-bedroom Premium – 1,496 sqft

Despite the family-friendly positioning of Parktown Residence, the selection of larger units is relatively limited. However, the available 4-bedroom Premium units stand out in terms of size. They surpass the 5-bedroom Luxe layouts at Emerald of Katong and some 5-bedder options at The Orie, making them an appealing choice for families looking for more space.

The pricing for Parktown Residence aligns with other integrated developments in Singapore. However, it might stretch budgets for buyers evaluating the fact that Parktown Residence is located in an emerging district. Tampines North remains a developing area with future amenities still in progress. Buyers must consider whether they see potential in this location’s long-term growth. The closest price reference, Tenet (TOP: 2026), is an executive condominium (EC) and thus not a direct comparison. Additionally, the upcoming Aurelle EC project located right next to Parktown Residence has yet to disclose its pricing details.

What the future holds for Tampines North

Tampines North is distinct from Tampines Central, which is known for its bustling malls and well-established amenities. While the area is still evolving, it has been mapped out as a key growth area in the URA Master Plan. Green spaces, pedestrian-friendly infrastructure, and a central hub are all in the pipeline. The upcoming Cross Island Line (CRL) stations will enhance connectivity, linking Tampines North MRT to the Jurong Lake District, Punggol Digital District, and the broader Changi region. Prospective buyers who believe in the area’s transformation could benefit from the first-mover advantage.
The largest integrated development with a transport hub

What truly distinguishes Parktown Residence is its status as an integrated development with a transport hub. Only nine such developments exist in Singapore, and Parktown Residence is the largest of them all by land area, GFA, and the number of residential units. This make it a rare opportunity for prospective homebuyers to grab such project. Furthermore, according to the latest Master Plan, Parktown Residence could remain the only project of its kind here for some time.

Designed as part of the Tampines Boulevard Park, Parktown Tampines will feature a 15m-wide pedestrian walkway, keeping the park experience intact throughout the whole site. The 146,390 sqft Parktown Tampines retail mall will house up to 120 shops, including cafés, restaurants, enrichment centres, and a supermarket. The first level will include a community plaza, a hawker centre, and one of Singapore’s largest bus interchanges. Last but not least, the basement link will provide direct access to Tampines North MRT.
Prominent access to education and jobs
Families will appreciate the proximity to renowned educational institutions. Particularly for the P1 balloting exercise, Angsana Primary School is located within a 1km radius of the development. Other notable institutions nearby include:
- Poi Ching School
- United World College of South-East Asia (East Campus)
- Gongshang Primary School
- Temasek Polytechnic
- Elias Park Primary School
- St. Hilda’s Primary School
- Temasek Junior College
- Ngee Ann Secondary School
- Singapore University of Technology and Design
For professionals, Parktown Residence is strategically located near major employment hubs. It is a short drive from Punggol Digital District, the future Paya Lebar Airbase redevelopment, Changi City, and Changi Aviation Park. The upcoming developments in these areas will likely bring more job opportunities closer to home, making Parktown Residence an attractive option for working professionals.
