According to the developer, the extensive collection of facilities at The Florence Residences is inspired by the concept of club-condo living, with seldom-seen features such as an amphitheatre for outdoor movie screenings, a sparring ring pavilion with punching bag for mixed martial arts and boxing enthusiasts, and a pool table and dart board pavilion.
There’s also a two-storey clubhouse with high ceilings that houses a dining suite, multipurpose suite, gym, jamming studio and a theatrette with karaoke.
Surrounding Amenities
The Florence Residences is sited in a mature part of District 19, with ample amenities surrounding the development. Kovan MRT Station on the North-East MRT line is accessible via an eight-minute walk through the landed housing estate, whereas Hougang MRT station is also easily accessible.
Around Kovan MRT station, residents will find a convenient cluster of amenities that includes the sprawling Kovan Market & Food Centre, as well as a supermarket, retail shops, eateries and enrichment centres within Heartland Mall, a compact neighbourhood mall, and surrounding HDB blocks. Kovan Sports Centre is also a hub for avid football players, with its numerous all-weather futsal courts.
Also notable in Kovan is the stretch of eating places and pubs along Serangoon Road, with some notable establishments such as Punggol Nasi Lemak and Heng Long Teochew Porridge.
At Hougang Central, residents can find all they need and more at Hougang Mall and Kang Kar Mall, with two supermarkets and a wide array of shops and dining options from kopitiams to restaurants. This is also a future Integrated Transportation Hub (ITH), with plans for an integrated development, bus interchange and an MRT station that will be the future interchange for the Cross Island Line (CRL) come 2029.
On top of the facilities within the condo, avid runners and sporty residents have the benefit of having Hougang Stadium and Hougang Sports Hall right across the road from The Florence Residences. For basic medical needs, Hougang Polyclinic is a three-minute walk away.
Families with young children will benefit from the condo’s proximity to three primary schools (within one kilometre): Xinmin Primary School, Montfort Primary School and Holy Innocents’ Primary School. Certain blocks within the condo will also be within 1km of Xinghua Primary School.
Other nearby schools include Rosyth School which is less than five minutes away by car, and international schools within a short distance away include Lycee Francais de Singapore and Hillside World Academy.
Motorists will have easy access to the Kallang-Paya Lebar Expressway (KPE), which is a three-minute drive away. The Central Expressway (CTE) is a four-minute drive away.

Units within The Florence Residences range from 1-bedroom to 5-bedroom configurations. Notably, top floor units come with 4.6 metre-high ceilings.
