Dorset Gardens: A Rare City-Fringe New Launch Near Farrer Park MRT

Dorset Gardens is an upcoming private residential development along Dorset Road in District 8, placing residents in a city-fringe location close to Farrer Park MRT station and a wide range of established amenities. The 99-year leasehold project is being developed by a consortium of UOL Group, Singapore Land, and Kheng Leong, with around 428 units planned across two 28-storey residential towers. The project is expected to launch in 1H 2027.

There has not been a comparable private housing launch in the immediate area in recent years, because the area mainly consists of smaller or boutique developments. Given its location, it is likely that the upcoming new launch will be a more upscale project, catering to people who idealise a lifestyle in the heart of the city.

The city-fringe location, strong MRT access, and built-in amenities provide a firm foundation for demand. Its unique blend of accessibility and neighbourhood character will appeal to homebuyers looking for value in central districts. On the other hand, Dorset Gardens might not command ultra-premium prices like the new launches in neighbouring Newton and Orchard areas.

Dorset Road GLS site

A consortium led by UOL Group, together with Singapore Land Group and Kheng Leong Company, emerged as the top bidder for the Dorset Road GLS site, offering S$524.3 million or S$1,338 per square foot per plot ratio (psf ppr).

The Dorset Road tender was one of the most hotly contested sites in 2025. Tender results released by the Urban Redevelopment Authority (URA) show intense competition, with nine bids submitted — a level of participation rarely seen since 2021. The second-highest offer came from a joint venture between ABR Holdings, LWH Holdings, Macly Capital, Roxy-Pacific Holdings and Wee Hur Holdings, which priced the land at S$518.9 million or S$1,324 psf ppr.

The margin between the top and second-highest bids was narrow, just 1% apart, reflecting how developers share similar price expectations for centrally located plots with strong fundamentals. Even the lowest bid, lodged by Sustained Land, came in at S$1,123 psf ppr, suggesting a relatively tight 19% spread between the top and bottom bids.

Dorset Gardens is notable not only for its location but also for the scarcity of new private residential land in the immediate Farrer Park area. The Dorset Road site was the first private residential GLS site launched in the vicinity since the Northumberland Road site, which later became Piccadilly Grand, was sold in 2021.

Public Transport and Connectivity Around Dorset Gardens

One of Dorset Gardens' strongest selling points is its access to Farrer Park MRT Station on the North East Line. The station is within walking distance, giving residents a direct connection towards Dhoby Ghaut, Little India, HarbourFront and other parts of the island.

The connectivity becomes even more useful at nearby interchange stations. Little India MRT is just one stop away, connecting the North East and Downtown lines, while Dhoby Ghaut is two stops away and connects the North East, North-South and Circle lines. This puts multiple MRT lines within a short journey from home.

For drivers, Dorset Gardens is also close to major roads serving the city fringe, including Serangoon Road, Balestier Road and the Central Expressway. Its location allows residents to reach the CBD, Orchard Road and other central destinations without having to cross the island first.

Dorset Gardens sits within the established Farrer Park neighbourhood, where residents can tap into a wide range of retail, dining and everyday amenities without having to travel far. City Square Mall and Mustafa Centre are among the key nearby destinations, offering supermarkets, shops, services and dining options.

For groceries and local food, Pek Kio Market & Food Centre and the surrounding Farrer Park and Little India enclaves add plenty of choice. Residents can also head towards Tekka Market and the wider Little India precinct for traditional eateries, fresh produce and other everyday essentials.

The area also benefits from established healthcare facilities, including KK Women's and Children's Hospital, while Piccadilly Galleria provides another nearby retail and dining option. Unlike newer residential precincts where amenities are still being built up, Dorset Gardens enters an already well-served neighbourhood with plenty of options within easy reach.

Dorset Gardens is well positioned for families, with several established schools located around the Farrer Park and Kallang precincts. The development is within 1km of the popular St Joseph's Institution Junior and Hong Wen School.

Other schools in the surrounding area include Farrer Park Primary School, St Margaret's School (Primary) and Anglo-Chinese School (Junior). This gives families a range of options across different stages of education, while the central location also places several secondary schools and tertiary institutions within a relatively convenient commute.
