This Clementi project alone holds two town-wide HDB resale records. What gives?

Having only reached its  Minimum Occupation Period in 2025, Clementi Crest along Clementi Avenue 3 has quickly become one of the developments to watch in Clementi’s resale market.

Within a little over a year of entering the resale market, flats here have repeatedly pushed up the town’s resale benchmarks. Clementi Crest now holds the record prices for both 4-room and 5-room HDB flats in Clementi. 

So, what is pushing Clementi Crest to these prices? Besides its location and long remaining leases, the answer may also lie in how few newer HDB projects in Clementi are actually available on the resale market today.

A closer look at the record-breaking 4-room flat

The latest record-setting flat is located between the 37th and 39th storeys of Block 445A Clementi Avenue 3. It spans 1,001 sqft and was sold for S$1,355,888, bringing its unit price to around S$1,354 psf.

It narrowly surpassed the previous 4-room record of S$1.35 million, or about S$1,349 psf, which was set in January 2026 by another 1,001 sqft flat at Block 445A. That earlier flat was located slightly higher, between the 40th and 42nd storeys.

This means the latest record was achieved despite being on a slightly lower floor. While high-floor units generally have characteristics that some buyers value, such as views and privacy, the latest sale shows that floor level alone does not determine the eventual price.

Instead, the wider attributes of the flat and development are likely to matter too.

Clementi Crest comprises two blocks of up to 40 storeys with 385 flats in total, of which 229 are 4-room units and 156 are 5-room units. Its 4-room flats measure around 1,001 sqft and come with three bedrooms and two bathrooms.

The development also includes family-oriented facilities such as a playground, fitness corner, childcare centre and a multi-storey car park with a rooftop garden. Its location is another major advantage: Clementi MRT station, Clementi Mall, Clementi Market and Food Centre, schools and other everyday amenities are within walking distance. Record-breaking 4-room sales are also not new to the project. In January 2026, when the previous S$1.35 million record was set, all four 4-room Clementi transactions that had crossed S$1.3 million at the time came from Clementi Crest.

The latest S$1,355,888 sale therefore continues a pattern that has been building since the development first entered the resale market.

But this is not the most expensive flat sold at Clementi Crest

While S$1.356 million is a sizeable sum for a 4-room HDB flat, it is still not the most expensive resale flat sold within Clementi Crest. That title belongs to a 5-room flat in the same Block 445A, which changed hands for S$1.58 million in May 2026.

The 1,216 sqft unit was also located between the 37th and 39th storeys. At S$1.58 million, its unit price worked out to around S$1,299 psf. The transaction surpassed the previous 5-room Clementi high of S$1.51 million and became the most expensive HDB resale transaction recorded in Clementi.

As a result, a single development – and, more specifically, Block 445A – currently holds Clementi’s headline resale records for both its 4-room and 5-room categories. The only major flat category in which Clementi Crest cannot feature is the 3-room segment. That is simply because the project consists only of 4-room and 5-room flats.

So, why are Clementi Crest units selling so high?

There is unlikely to be one single reason behind Clementi Crest’s record prices.

For one, these are relatively young flats. Clementi Crest was completed in 2020 and only reached its MOP in 2025, which means units within the development still have roughly 94 years remaining on their leases, depending on the individual flat.

Its location is another advantage. Clementi Crest sits close to Clementi MRT station and the established Clementi town centre, giving residents easy access to shops, food options, schools, bus services and other everyday amenities. Connectivity is also set to improve further, with Clementi MRT becoming an interchange with the Cross Island Line when Phase 2 opens by 2032.

However, another factor may be playing a role, namely the relatively limited supply of newer HDB flats currently available on Clementi’s resale market. Clementi is a mature HDB town with plenty of older resale flats, so it would not be accurate to say that the town as a whole has limited HDB supply. What is comparatively scarce is newer, long-lease stock that has already cleared its MOP.

Note that the table focuses on Clementi’s newer public BTO/DBSS launch pipeline and is not a list of every HDB development in the town. Other relatively newer projects, including SERS replacement housing such as Clementi Cascadia and Clementi Towers, also contribute to Clementi’s wider resale stock.

What stands out is the gap between Clementi Crest and the next wave of newer flats entering the resale market.

Clementi Peaks and Clementi NorthArc were launched together in February 2017, adding 1,603 BTO flats between them. However, both developments remain under MOP today. Clementi Peaks is expected to start reaching MOP from around 2027, while NorthArc’s blocks, which were completed between December 2022 and March 2023, are expected to follow across 2027 and 2028.

After those two projects, Clementi then went around eight and a half years without another BTO launch, until Clementi Emerald was introduced in July 2025.

Emerald will eventually add another 753 flats to Clementi, but it will not contribute to the resale market for many years. The project has a waiting time of 34 months and, as a Prime development, its owners will need to fulfil a 10-year MOP before they can sell their flats on the open market.

This leaves Clementi Crest in a particularly favourable position today.

It is one of the youngest HDB developments in Clementi that buyers can currently purchase on the open resale market, yet the entire project contains just 385 flats. Even then, only a portion of these homes will be put up for sale at any one time. 

As a result, buyers looking specifically for a recently MOP-ed Clementi flat with a long remaining lease, a high floor and convenient access to the town centre are choosing from a relatively small pool of homes. This limited supply of comparable younger resale flats could therefore be one factor supporting Clementi Crest’s higher prices, alongside the location, remaining lease and individual qualities of each unit.

More young resale supply is on the way

Still, the recent record transactions at Clementi Crest should not be taken to mean that every flat in the development will sell for S$1.3 million or more, or that resale prices across Clementi are moving in only one direction.

In fact, current 99.co listings show that 4-room flats in Clementi are available from around S$480,000, while other flat types start from about S$350,000. 

The supply picture is also expected to change over the next few years. Clementi Peaks is expected to begin reaching MOP around 2027, while different blocks at Clementi NorthArc are expected to follow across 2027 and 2028. As more owners in these projects become eligible to sell, buyers looking for younger flats in Clementi could gradually have more options.
