• Hong Leong Holdings and TID (JV): S$495.2 million (S$922 psf ppr)
• Sim Lian Group: S$488.2 million (S$909 psf ppr)

Notably, CDL’s winning bid stands as the second-highest OCR land price of the year, just behind the S$1,388 psf ppr bid for the Bayshore Road site in March 2025. This signals strong developer confidence in the West region and in the long-term growth of Lakeside and Jurong, which also highlights the investment outlook of the project.
