Sembawang Beacon: First BTO project in Sembawang North launches this July

We’ve just stepped into July, and that can only mean one thing – another round of BTO launches is coming your way. If you’re on the lookout for a new flat, you’ll want to keep your eyes on Sembawang. That’s because Sembawang North is set to welcome its very first BTO project this month. Called Sembawang Beacon, this launch marks a key milestone for the area and may just be the one you’ve been waiting for.

What to expect from Sembawang Beacon

You’ll find Sembawang Beacon nestled within the new 53-hectare housing estate in Sembawang North. This is the estate’s first BTO development, and it will offer 775 units across several flat types:

The estimated waiting time is around 36 months, so you might be able to move in by 2028 if you apply during this launch.

Location-wise, the project will be bounded by Admiralty Link, Admiralty Lane, and Canberra Road. If you’re worried about convenience, don’t be. You’ll be close to Sembawang MRT, Sembawang Mart (with shops, a food court, and a supermarket), and a neighbourhood park right within the area.

 

Design that nods to Sembawang’s past

The design of Sembawang Beacon draws inspiration from the area’s naval heritage. Back in the 1920s, this part of Singapore was home to a British naval base. That legacy now lives on in the architecture.

Expect bold black-and-white façades that resemble colonial-style houses. There will also be blue accents and a lighthouse-themed playground to complete the maritime vibe. If you have young kids or enjoy outdoor spaces, you’ll be glad to know the project also includes green features like a roof garden, open lawn, and carefully planned landscaping. Even the Sembawang tree (Kayea ferruginea), a native species tied to the area’s name, will be planted here.

This thoughtful design follows HDB’s new Sembawang Town Design Guide (TDG), which aims to reflect the charm of old Singapore while still keeping things modern and livable.

What’s in store for Sembawang North

Over time, Sembawang North is expected to grow into a vibrant neighbourhood filled with more amenities. 

Plans for the area include a neighbourhood centre, a 1-hectare park complete with playgrounds and fitness stations, as well as dedicated cycling paths and pedestrian walkways to encourage active mobility.

Eventually, the whole estate is expected to include about 8,000 BTO flats and 2,000 private homes. So, if you’re thinking long-term, getting in early with this project might be a smart move.

Sembawang Beacon’s likely classification

While HDB hasn’t officially announced the flat classification, it’s expected that Sembawang Beacon will fall under the Standard category. This is mostly due to its location, which is further from the city centre and major MRT interchanges.

If you’re unfamiliar with HDB’s new classification system, here’s a quick breakdown:

This differs from Plus and Prime flats, which usually come with a 10-year MOP and other conditions like subsidy clawbacks. These are typically located closer to MRT stations or central areas.

What else is launching in July 2025?

Sembawang Beacon isn’t the only project launching this month. In total, HDB is releasing about 5,500 BTO flats across eight locations:

  • Sembawang (Sembawang Beacon)
  • Bukit Merah
  • Bukit Panjang
  • Clementi
  • Tampines (including a Simei project)
  • Toa Payoh
  • Woodlands

You’ll also see another Sale of Balance Flats (SBF) exercise alongside the launch, offering around 3,000 balance flats across various locations and completion stages. While the exact launch date hasn’t been confirmed yet, you’ll want to get your documents ready.

Other notable BTO projects this round

Among the other launches, two projects are especially worth watching:

First, there’s the Simei BTO, which marks the area’s first new flats in over a decade. This project will offer around 380 units and is conveniently located near Upper Changi MRT. It’s also close to key facilities such as Singapore Expo, the Singapore University of Technology and Design (SUTD), and Changi Business Park – making it a potential favourite for those working or studying nearby. 

The other noteworthy project is in Woodlands North Coast. This will be the second launch in the precinct and will feature about 1,130 units within a mixed-use, waterfront development. It’s part of a broader plan to introduce 4,000 flats in the area. The first phase of this development, Woodlands North Verge, was previously launched in February 2025.

Expected demand this July

As with past launches, you can expect high interest this time around too. Analysts are already predicting strong demand, especially for projects near MRT stations and amenities. 5 out of the 8 July BTO projects are located within 600 metres of an MRT station. So, if convenience is your top priority, you’ll have several good options to choose from.
