By 2035, Sembawang North and Woodlands North Coast will be home to a combined total of 14,000 new housing units. This is part of the government’s ongoing effort to meet the increasing demand for housing in Northern Singapore.
You’ll find that Sembawang North will offer 8,000 Build-To-Order (BTO) flats, along with 2,000 private homes. Meanwhile, Woodlands North Coast will bring approximately 4,000 new flats to the area. These new developments are expected to boost Northern Singapore housing significantly, providing many new options for those interested in BTO flats and private homes.
It’s anticipated that these projects in Sembawang North and Woodlands North Coast may be classified as Standard flats.

First BTO projects in 2025

Woodlands North Coast transformation

The area is being transformed into a vibrant mixed-use waterfront destination, as part of the Remaking Our Heartland (ROH) plan for the region.
A concept known as “Housing by the Woods” will guide the development. This means that you can expect scenic views of Admiralty Park and Woodlands Waterfront Park, thanks to the hilly terrain in the area. Residents will also enjoy an abundance of green spaces and amenities like shops and eateries, all designed to enhance the quality of life within the precinct.
As mentioned, when fully developed, Woodlands North Coast will feature around 4,000 BTO flats across 21 hectares. The first project is set to launch in February 2025, and as part of the ongoing transformation, residents will have access to the WoodsVista Gallery, a 1.9 km walking and cycling path that will connect Woodlands MRT to Woodlands Central. Construction of this path will align with the development of UrbanVille @ Woodlands, which is expected to be completed by 2026.
Plans for amenities and connectivity
