Lumina Grand Executive Condominium (EC) is a new launch condominium in Bukit Batok (District 23). The new EC by CDL Zenith Pte Ltd, expected to reach the TOP in 2027, is situated along Bukit Batok West Ave 5. Lumina Grand EC offers 512 residential units of 2 to 5-bedroom apartments with a 99-year lease term.
Following the conclusion of the site’s GLS tender in September 2022, CDL Zenith’s bid of S$336 million secured the Lumina Grand EC site with a Gross Floor Area of 49,872 sqm (S$626.04 psf per plot ratio). Lumina Grand is the third EC in the area, adjacent to Altura EC which was launched earlier in August 2023. It is a highly anticipated luxury EC near Tengah New Town.

As per the URA Masterplan 2019 for the Bukit Batok Planning Area, exciting plans are brewing for Bukit Batok. Residents can expect new housing precincts, amenities and green spaces. Come 2025, the new Hume MRT station will serve the residents of Bukit Batok and Hillview, as well as visitors to the Rail Corridor and its surrounding heritage attractions.
In addition, upcoming JRL stations Tengah Park and Bukit Batok West will increase residents' commuting options. It'll provide direct access to the future major employment hubs in the west, Jurong Lake District (JLD) and Jurong Innovation District (JID), which are forecasted to bring in over 100,000 job opportunities in the next two decades.
