Park Place Residences 2nd Phase Launch on 7 April
Park Place Residences condominium is part of an expansive development stretching over 4 hectares of land right next to the Paya Lebar MRT. As the residential component of the integrated development, Paya Lebar Quarter, this condo is nestled right in the heart of a "sustainable and modern urban space". First launched in 2017, Park Place's prime location and unique design attracted an unexpected strong demand. 210 units were sold in this first phase of sale. This was a 9.0% higher than the initial planned 40% units of sale.
This year, Lendlease will be launching Park Place Residences' second phase of sale on 7 April. The remaining 219 units will be released for sale. Park Place Residences prices in this second phase is reported to be slightly higher compared to the transactions made during the first phase. However, it is expected that this slight increase in price will not deter interested buyers. Three factors continue to be a strong pull for investors and other buyers alike - the connectivity of this development, its appealing design and the convenience it affords to its residents.
Located next to Paya Lebar MRT station, residents of Park Place will be connected to the rest of Singapore through the Circle Line and East-West Line. Park Place Residences Review
Located at the heart of the upcoming commercial district, Paya Lebar, Park Place Residences stands out from the other nearby condos simply by the sheer fact that it is part of the Paya Lebar Central project, Paya Lebar Quarter (PLQ). This transformational project, initiated by the Urban Redevelopment Authority to revitalise the precinct and to decentralise commercial activities from the CBD, is a joint venture between Australian developer Lend Lease and sovereign wealth fund Abu Dhabi Investment Authority.
Lend Lease is an established developer in Singapore. It has undertaken projects that aim to revitalise old neighbourhoods while preserving its unique heritage and community identity. An example of one such successful project is Parkway Parade Shopping Centre. Another comparable project to PLQ will be JEM in Jurong East, the third largest suburban mall managed by Lend Lease. With its experience in managing suburban projects, Park Place Residences at PLQ looks to be promising.
Residing in a central hub designated for a mixed-use integrated development, this condo has much investment potential. Already, PLQ will contain three Grade A office towers with a capacity to house about 10,000 employees. Other offices nearby include Paya Lebar Square and the Lifelong Learning Institute. There is also Oxley Biz Hub further up in Ubi Road.
Retail malls are also another potential source of commercial tenant pool. Besides, they spruce up the community with activities and provide shopping, dining and recreational options. The Paya Lebar Quarter mall will house more than 200 retail shops, and NTUC FairPrice Finest, Kopitiam and Shaw Theatres have already signed on as anchor tenants with Lendlease. Other retail options include SingPost Centre, One KL Mall, City Plaza and Tanjong Katong Complex.
