
Located right smack in the middle of Dhoby Ghaut, Bras Basah and Bugis, Bencoolen is a great area to live. What’s more, with the opening of Bencoolen MRT along the Downtown Line in late October 2017, residents in the vicinity have access to yet another MRT station to choose from when planning their journey.
The only two downsides? Firstly, you’ll have to be prepared to put on some weight, because there’s so much delicious food available in the neighbourhood. Secondly, rental prices (especially in condominiums!) don’t run cheap here.
But here’s some good news – if you’re interested in staying in the Bencoolen area, we’ve done the dirty work and compiled a list of apartments around Bencoolen that you can rent for under $3,000 per month. Rental prices (for condominiums!) typically range from $3,500 or even $4,000 and above for this neighbourhood, so be sure to act fast before these affordable units are all snapped up:
#1: Liv On Sophia

Unit details: 1 studio, 1 bath, 170 square feet, $1,700 per month ($10 psf)
A word of warning: this apartment is tiny. Like, really tiny. You have just enough space for a double bed (with storage space underneath), a wardrobe, and a mini fridge – and that’s it. If you ask us, though, it’s a small price to pay for being in such a good location (you’re walking distance from both the Bencoolen area and Dhoby Ghaut).
Rent if: You don’t get claustrophobic.
#2: Burlington Square

Location: 175B Bencoolen Street, Singapore 189651
Unit details: 1 studio, 1 bath, 689 square feet, $2,900 per month ($4.21 psf)
The facade of this building doesn’t strike us as particularly impressive, but first impressions aside, this unit is actually a pretty good deal. It’s located on a high floor, fully furnished, fibre ready, and you can move in immediately. There’s tons of food and retail shops in the immediate vicinity of the building.
Rent if: You want to move into your new place immediately, with minimal disruptions.
#3: Cityvale
Location: 70 Sophia Road, Singapore 228153
Unit details: 1 studio, 1 bath, 721 square feet, $3,000 per month ($4.16 psf)
This condominium doesn’t come with all the usual bells and whistles, but it does have a swimming pool. Considering its excellent location, though, the psf price is one of the lowest you’ll be able to find. Plus, if those midnight hunger pangs strike, you’re located just four minutes away (by foot) from the famous Rochor Original Beancurd.
Rent if: The lack of gym facilities aren’t a dealbreaker for you.
#4: 263 Waterloo Street
Location: 263 Waterloo Street, Singapore 180263
Unit details: 2 beds, 1 bath, 731 square feet, $2,300 per month ($3.15 psf)
This HDB flat is located down the road from NAFA’s campus; Bencoolen MRT is just 4 minutes away, and there’s a smorgasbord of good food in the area. The 2 bedroom unit comes equipped with air conditioning and is fully furnished. Because it’s a corner unit, you’ll also get more peace and privacy.
Rent if: You’re looking for a value for money unit.
