5 Most Affordable Industrial Spaces in Singapore’s East Side

4 min read

Looking for a factory, warehouse, office, or general industrial space in the East of Singapore?

We’ve got you covered. In this post, you’ll find five highly affordable industrial spaces in different neighbourhoods in the East; we’ve got our fingers crossed that one of these spaces will be the perfect fit for you!

#1: This industrial office at Eunos Techpark

District: D14

Nearest MRT: Kaki Bukit

Monthly rent: $2,600

PSF rental price: $1.96

This industrial office at Eunos Techpark is pretty versatile; it can be converted into an office, showroom or a warehouse. The unit comes with electrical fittings and air-conditioning; it’s also outfitted with entrances at the front and the back.

Location wise, Eunos Techpark is an eight minute walk from Kaki Bukit MRT, which makes commuting via public transport a breeze. As an added perk, there’s a gym, swimming pool and tennis court within the Techpark, which means that you can save on your gym membership!

#2: This general industrial space at Bizhub28

District: D14

Nearest MRT: Bedok North, Eunos

Monthly rent: $2,500

PSF rental price: $1.27

Bizhub28 is a new-ish industrial building that features full glass panels on its exterior, giving it a sleek and minimalist look. If you’re going to receive clients and customers at your office, renting a unit here will definitely give them a good first impression.

Like Eunos Techpark, Bizhub28 comes with leisure facilities including a gym, swimming pool, and BBQ pit; these are located at the rooftop area. This particular unit in the building sits on the ground floor and faces the main road, making it easy for your customers to locate you.

#3: This factory space at I-Lofts @ Changi

District: D16

Nearest MRT: Simei, Tampines East

Monthly rent: $2,640

PSF rental price: $1.60

This unit at industrial building I-Lofts @ Changi comes completely bare and unfurnished, giving you a blank canvas to play with.

Pro-tip: if you’re very particular when it comes to aesthetics, and you’ve got a specific vision that you want to achieve, then renting a bare-bones unit makes sense. You wouldn’t want to opt for an already built-up space, because you’ll have to figure out how you can rework or renovate the unit, and this wastes precious time and energy.

#4: This general industrial space at T-Space

District: D18

Nearest MRT: Tampines

Monthly rent: $2,900

PSF rental price: $1.79

T-Space is a 9-storey industrial development that features recreation facilities such as a swimming pool, multi-purpose court, and outdoor fitness corner.

The building is located within walking distance of both IKEA Tampines and COURTS Megastore, and we imagine that it’ll be a good fit for an interior design company, a furniture showroom, or any other business that’s related to home furnishings.

#5: This factory space at Space@Tampines

District: D18

Nearest MRT: Tampines

Monthly rent: $2,800

PSF rental price: $1.63

Space@Tampines is situated at the intersection of Tampines Expressway and Tampines Avenue 10; like T-Space, it’s also located near IKEA Tampines and COURTS Megastore.

There are plenty of home furnishing stores located in this seven storey ramp-up industrial building, and the vibe we get from this space is somewhat similar to that of IMM. That said, you don’t necessarily have to be selling furniture to rent a space here; units in this property are suitable for all sorts of clean and light industrial operations.
