We’re kicking off our list with this landed property located at Beach Road Conservation Area (Liang Seah Street, to be precise). Yup, you read that right – this property is right smack in the middle of town; it’s actually a five minute walk away from Bugis MRT.
Now, given the excellent location, you’d think that this property would cost a BOMB. But because the house is on the smaller side (it’s a cozy three bedroom unit!), it’s still highly affordable; you won’t have to sell a kidney in order to finance it.
#2: Macpherson Garden Estate
District: D13
Nearest MRT: Tai Seng

If you want to live in a quiet, residential area with plenty of greenery, we recommend this four beds, three baths property at Macpherson Garden Estate.
The property comes with a balcony and high ceilings, and it’s newly renovated. Amenities in the area include Circuit Road Market & Food Centre, Macpherson Mall, and the smorgasbord of food stalls located along Circuit Road and Merpati Road.
#3: Kim Keat Close
District: D12
Nearest MRT: Novena

Average PSF sale price: $1,128.7
It’s pretty mind-boggling, we know, but you can purchase this landed property at Kim Keat Close at just $1,280,000. For the price, you get three bedrooms and two bathrooms, and the property is also outfitted with a balcony and air-conditioning.
Assuming you’re a foodie, you’ll love that this property is located in the Balestier/Novena area, which is home to plenty of amazing food stalls and eateries. If you’re looking for larger food establishments and/or malls to dine and shop at, Whampoa Hawker Centre, Shaw Plaza and Balestier Plaza are all nearby.
#4: Ashwood Grove
District: D25
Nearest MRT: Marsiling
Sale price: $1,900,000
Average PSF sale price: $980.3
If you’ve got a large family, or you just want to have plenty of space for friends to stay over, check out this three storey terrace house at Ashwood Grove.
The property comes with six bedrooms and seven toilets, and that’s not counting the Granny Room and Storage Area on the ground floor. If you stay here, you’ll be within walking distance of Marsiling MRT, and from there, it’s just one stop away to Woodlands MRT, which is where Causeway Point, Woodlands Civic Centre, and Woodlands Sports Hall are located.
#5: The Shaughnessy
District: D27
Nearest MRT: Khatib

Average PSF sale price: $529.6
Want to get maximum bang for your buck? Your best bet will be to purchase a landed property located in a neighbourhood that’s traditionally seen as less “desirable”, such as Yishun.
Now, we know Yishun has gotten a ton of bad press in the recent years, but at this point, it really seems like the media is sensationalizing whatever events happen in Yishun, JUST BECAUSE it’s Yishun.
If you can look past all that, Yishun is actually a perfectly decent area to live in – it’s got top-notch healthcare facilities (KTPH and Yishun Community Hospital), Northpoint City (the largest shopping complex in Northern Singapore), and other amenities.
For those open to staying in Yishun, here’s a cluster house at The Shaughnessy that’s going for just $1,750,000. The property features five bedrooms, five bathrooms, and a roof terrace, and you’re paying just $529.6 PSF (which is 25% of the PSF price of some of the other properties on this list).
