
29 HDB resale flats were sold for at least a million dollars in November 2021. This is the highest number of million-dollar flats sold in a month (so far), according to 99.co and SRX Flash Report on the HDB resale market. The previous high was in August 2021 with 26 flats.
Among the million-dollar flat transactions last month, the standouts are two transactions in Pinnacle@Duxton. Both 5-room flats are located on a lower floor, ranging from 4th to 6th level.


While Pinnacle@Duxton is known for its million-dollar flats, they are usually located on the higher floors.
Another stand out is the transaction of an Executive HDB flat in Ang Mo Kio. With the lease starting from 1981, this means that the flat is 40 years old. Nevertheless, it is a jumbo flat with a floor area of 1,733 sq ft.

Last year, a jumbo flat along the same street became the first million-dollar flat in Ang Mo Kio.
Overall, these million-dollar flat transactions are outliers and make up just 1.1% of the resale volume in the month.
HDB resale prices have increased by 1.3%
The report also mentioned HDB resale prices have increased for 17 straight months, with prices up by 1.3% in November, as compared to the previous month. Year-on-year, prices have increased by 13.8%.
There were more transactions in November as well, increasing by 3.2% compared to October.
Central area, Bukit Merah and Bishan are the most expensive HDB estates
Based on resale transactions in November, Central area, Bukit Merah and Bishan have recorded the highest overall median prices at S$935,000, S$715,000 and S$622,500, respectively.
On the other hand, the most affordable HDB estates are Ang Mo Kio, Bedok and Bukit Batok, based on their overall median prices. For November 2021, their overall median resale prices were S$410,000, S$425,000 and S$429,000, respectively.
