Lentor Mansion is a 99-year leasehold new launch condominium located in the new Lentor Hills Estate in District 26. It achieved 75% sales at launch (March 17, 2024), equivalent to 400 of the total 533 units. GuocoLand reported that the units were being sold over a span of two days from March 15-16, and that the sales surge included nearly 100 units secured during the VIP launch on March 15.
The launch of Lentor Mansion marks a significant milestone as the first development to adhere to URA's new guidelines on the harmonization of strata and gross floor area. Under these guidelines, units are sold based on liveable space, which excludes areas such as air-conditioner ledges. Based on the new URA guidelines, units at Lentor Mansion were sold at prices ranging from $2,104 psf to $2,478 psf.
The Lentor Gardens GLS tender previously closed with GuocoLand (Singapore) Pte. Ltd. and Intrepid Investments Pte. Ltd. emerging as the top and sole bidders, with a bid of $486 million ($984.84 psf per plot ratio).
Lentor Mansion, expected to TOP in 2028, is one of the seven new launch condominiums in the new estate. Located close by from the site, Lentor Modern is a mixed-use development by GuocoLand too. It was launched earlier in September 2022, and integrated with Lentor MRT Station. GuocoLand is known for other mixed-use projects like Midtown Modern and Wallich Residence.
