Living in the North of Singapore has its charms. For renters in particular, the North offers good accessibility to the city via the North-South or the North-East MRT Line. Expat tenants will especially welcome the fact that there’s a long list of international schools and reputable pre-schools in the North. With all these amenities and conveniences, finding affordable condos for rent can be difficult. Here are some value finds:
Cheap and accessible condo for rent #1: Seasons View

Completed: 2000
Average rental PSF price: $2.50
Nearest MRT: Marymount (6 minutes walk)
Time to CBD by MRT: 33 minutes
While there are plenty of condominiums scattered around the Bishan/Marymount area, Seasons View is one of the most affordable options on the list. Here’s what we like about this project: there are plenty of food courts and eateries in the vicinity of the condo, and it’s easy to get around via public transport. Marymount MRT, which is a short walk away, is one stop away from from Bishan interchange, where the town hub and the Junction 8 shopping mall is situated. Switch to the North-South Line and the CBD is within half an hour. Furthermore, Marymount is also 20 minutes to the Buona Vista CBD via the Circle Line.
In terms of recreation, Seasons View is nicely positioned for nature and park lovers. It’s minutes away from MacRitchie Reservoir, the Central Catchment Reserve hiking routes and Ang Mo Kio-Bishan Park. Even the Singapore Botanic Gardens is technically just two stops away by MRT.
The cheapest condo units for rent at Seasons View are listed for as low as $2,500 per month.
Cheap and accessible condo for rent #2: Chuan Park

Completed: 1985
Average PSF price: $2.00
Nearest MRT: Lorong Chuan (2 minutes walk)
Time to CBD by MRT: 29 minutes
If you ask us, old is gold. Chuan Park is an absolute bargain for renters given that it’s only a two-minute walk away from the Lorong Chuan MRT station. The condominium is located in a relatively peaceful residential area, with parks, churches and the Australian International School in the vicinity. Although the condo comes equipped with full facilities and a minimart for emergency groceries, residents tend to flock to NEX, a giant shopping mall with a 24-hour hypermarket that’s only a train stop away (Serangoon MRT interchange), or Junction 8 (Bishan MRT; also one stop away). Meanwhile, the nearby Serangoon Garden lifestyle enclave is ideal for laid-back weekends.
Given its age, Chuan Park’s units are also generously sized. Two-bedder units range from 850 to 900 square feet, which is about the size of newly completed 3-bedroom condo units!
The cheapest condo units for rent at Chuan Park are listed for as low as $2,000 per month.
Cheap and accessible condo for rent #3: Nuovo

Completed: 2004
Average PSF price: $2.00
Nearest MRT: Yio Chu Kang (6 minutes walk)
Time to CBD by MRT: 32 minutes
Although the northernmost condo on this list, Nuovo is still very much accessible to the CBD; you can get there via MRT in about half an hour and you don’t even need to switch lines. Also, it’s located in a mature estate with plenty of local coffee shops, wet markets, and other amenities nearby. The condo is located near to an industrial estate, where Apple Singapore’s HQ is located, and a sports complex with numerous tennis courts (in case the condo one gets fully booked).
Families with kids will welcome the water slide at the condo’s swimming pool. If you find Nuovo somewhat similar in looks to newer HDB flats in Singapore, that’s because it was launched back in 2001 as an Executive Condominium — a lower-priced condo alternative for Singaporeans. Don’t worry about the classification, Nuovo has all the requisite facilities of condos, including 24-hour security.
The cheapest condo units for rent at Nuovo are listed for as low as $2,800 per month.
Cheap and accessible condo for rent #4: Sommerville Loft

Completed: 2003
Average PSF price: $2.30 psf
Nearest MRT: Woodleigh (7 minutes walk)
Time to CBD by MRT: 29 minutes
If your idea of hell is living in a large, crowded condominium and having to contend with noisy neighbours, then you’ll love Sommerville Loft, which is a cozy 18-unit development near Woodleigh MRT station. The nearest mall is NEX, which is a 12-minute walk away. Don’t worry about this condo not having full facilities; check out the nearby PUB Recreation Club and The Arena, where you can sing karaoke, play ball sports, rock-climb, or take classes in MMA, Barre, Pilates and yoga.
On top of that, there are also a number of eateries along the main road (Upper Serangoon Road) that’s just a 3 minute walk away.
The cheapest condo units for rent at Sommerville Loft are listed for as low as $4,200 per month.

Time to CBD by MRT: 31 minutes
Time to airport by car/taxi: 19 minutes
Located along the Kallang River in a city-fringe location, Moonstone View is a compact 76-unit condominium that provides convenient access to two expressways (CTE and PIE) in addition to being within a 10-minute walk of the nearest MRT station. Again, this condo has fewer facilities given it’s smaller unit count, but sports junkies can nevertheless visit the nearby St. Wilfred’s Sports Centre for tennis, squash and football facilities. There’s also a fair number of cafes, restaurants and eateries in the vicinity.
The cheapest condo units for rent at Moonstone View are listed for as low as $2,700 per month.
