What are HDB Maisonettes?
HDB Maisonettes, or Executive Maisonettes (EMs), are multi-storey HDB homes that provide ample living space with a minimum of 3 bedrooms and 2 bathrooms and the option of a third bathroom.
The lower floor of these maisonettes is typically designed for communal activities, encompassing the dining room, living room, kitchen, and balcony, as well as a convenient third bathroom and utility area. Some layouts may even feature a study or small bedroom on this level. Moving upstairs, the second floor is dedicated to the Master bedroom, complete with an attached bathroom, along with 2 additional bedrooms and a shared bathroom.
In essence, HDB Maisonettes offer residents the advantage of spaciousness and versatility, accommodating the various needs of a modern household across two well-defined levels.
The construction of Maisonettes by HDB was discontinued in 1995 as a result of the simultaneous introduction of Executive Condominiums (ECs).

How big are HDB Maisonettes?
HDB Maisonettes offer ample space, with an average size of around 1,540 sqft. This is approximately 1.5 to 2 times larger than your average HDB flats.
It’s worth noting that there are listings for larger HDB Maisonettes that exceed 2,300 sqft, as well as smaller ones available with sizes just under 1,500 sqft.
Where are HDB Maisonettes located?
Maisonettes are available in various locations across the island, including listings in Clementi, Geylang, Hougang, Ang Mo Kio, Jurong, Kallang/Whampoa, Pasir Ris, Queenstown, Bedok, Bishan, Bukit Panjang, Bukit Timah, Chua Chu Kang, Tampines, Toa Payoh, Woodlands, Sembawang, Serangoon, and Yishun.
As previously mentioned, Maisonettes have not been constructed since 1995, making these homes approximately three decades old. As a result, they are typically found in well-established neighbourhoods known as mature estates, renowned for their long-standing reputation and established community.
