
In Singapore, many parents are obsessed with two things: popular schools and properties within a 1km radius of popular primary schools. In fact, one of the selling points of a condo that developers and property agents like to use is its proximity to a popular school.
This is because one of the things that the primary one registration prioritises is the distance between your home and the school of your choice. If you don’t have any affiliation with the school (eg. an alumnus or have another child studying there), your child will need to go through balloting if there are not enough vacancies.
The balloting will be carried out in this manner:
- Singapore Citizens (SC) living within 1km of the school
- SCs living between 1km and 2km of the school
- SCs living outside 2km of the school
- Permanent Residents (PR) living within 1km of the school
- PRs living between 1km and 2km of the school
- PRs living outside 2km of the school
If you really want to enrol your child in one of these popular schools, you can consider buying a new launch condo within 1km of it.
The good thing about the primary one registration is that you can use the new home address for it, even if your home is not completed yet.
But you’ll need to provide a copy of the original Sales and Purchase agreement for the property. Plus, the vacant or delivery possession date of the property must be within two years of your child’s entry into P1. Another caveat is that you have to move into the new property within the same time.
With that, we did some digging and found 12 new launch condos that are within 1km of popular schools, and are TOP-ing within these two years.
Kopar At Newton
TOP: 2023
Address: Makeway Avenue (off Kg Java Road)
Primary schools within 1km: Anglo-Chinese School (Junior), Anglo-Chinese School (Primary), St. Joseph’s Institution Junior, Farrer Park Primary School
Kopar At Newton is a medium-sized development with 378 units and these include a wide range of two to five-bedroom units which are perfect for families.
The nearest primary school is Anglo-Chinese School (Junior) which is a boys’ school and it’s only a 4-minute drive or 6-minute walk away. Anglo-Chinese (Primary), St. Joseph’s Institution Junior (both are boys’ schools) and Farrer Park Primary School (co-ed) are all within a 10-minute drive from the property as well.
Kopar At Newton is also a short walk from Newton MRT station (NSL/DTL) and Newton Food Centre.
Other new launches nearby are The Atelier (TOP: 2024), Enchante (TOP: 2026) and Pullman Residences Newton (TOP: 2023).
Dalvey Haus
TOP: 2022
Address: Dalvey Road
Primary schools within 1km: Singapore Chinese Girls’ Primary School, Anglo-Chinese School (Primary)
If you’re planning to enrol your children in a girls’ or boys’ school, Dalvey Haus is perfect as the Singapore Chinese Girls’ Primary School and Anglo-Chinese School (Primary) are both within a 6-minute drive away. It’s also a 6-minute walk away from Stevens MRT station which is the interchange station for the Downtown and Thomson-East Coast lines.
Even though Dalvey Haus is a small boutique project, the predominant unit types are three and four-bedroom units. All units also come with private lifts for families who value privacy.
If you’re looking for a bigger-sized development with more facilities, Perfect Ten (TOP: 2025) is another new launch nearby with a 1km radius to both primary schools.
Parkwood Residences
TOP: 2023
Address: Yio Chu Kang Road
Primary schools within 1km: Rosyth School, Xinmin Primary School, Zhonghua Primary School
Parkwood Residences is the only new launch condo that’s located within a 1km radius of Rosyth School, known for its gifted education programme. With only three to five-bedroom units, Parkwood Residences is suitable for larger families.
The development is a short 5-minute drive from Chomp Chomp Food Centre and plenty of F&B options at Serangoon Gardens. It’s also a 7-minute drive to NEX shopping mall and Serangoon MRT station which is the interchange station for the Circle and North East lines.
Leedon Green
TOP: 2023
Address: Leedon Heights
Primary schools within 1km: Nanyang Primary School
If you’re looking for a property near Nanyang Primary School and the Farrer Road area, Leedon Green is perfect for you. Besides being a 3-minute drive away from Nanyang Primary School, the property is also a short drive from popular hangout spots like Holland Village, Dempsey and Orchard Road. It takes less than 5 minutes to walk to Farrer Road MRT station on the Circle Line.
One thing to note is that not all blocks at Leedon Green are within a 1km radius of Nanyang Primary School. Two blocks, 32 and 34, are outside of this radius.
Another new launch condo nearby which is also within a 1km radius of Nanyang Primary School is Wilshire Residences (TOP: 2023).
Forett @ Bukit Timah
TOP: 2024
Address: Toh Tuck Road
Primary schools within 1km: Pei Hwa Presbyterian School, Bukit Timah Primary School
With 633 units, Forett @ Bukit Timah has a wide range of one to five-bedroom units. These include dual-key and premium units which are suitable for various types of families.
The condo is a 6-minute drive to Pei Hwa Presbyterian School and is also located near numerous F&B spots in Eng Kong Terrace and Beauty World. It is a 9-minute walk to the nearest MRT station, Beauty World on the Downtown Line.
If you’re in no hurry to move into a new home, you might also want to consider other new launches in the area like Mayfair Modern (TOP: 2024), Mayfair Gardens (TOP: 2024) and the upcoming project at Jalan Anak Bukit.
Parc Clematis
TOP: 2023
Address: Jalan Lempeng
Primary schools within 1km: Nan Hua Primary School, Clementi Primary School, Pei Tong Primary School, Qifa Primary School
Parc Clematis is located just opposite Nan Hua Primary School and it’ll only take about 5 minutes for your children to walk to school if you live there. With 1468 units, Parc Clematis has plenty of family-friendly facilities like multiple clubhouses, kids’ water play area, dining pavilions and more.
The condo is also a 3-minute drive to The Clementi Mall and the market and food centre at Clementi Central.
Fourth Avenue Residences
TOP: 2022
Address: Fourth Avenue
Primary schools within 1km: Raffles Girls’ Primary School
If you’re planning to enrol your child in a girls’ school in the Bukit Timah area, Raffles Girls’ Primary School will definitely be on your list. For those looking for a property nearby, Fourth Avenue Residences will be suitable as it’s only a 4-minute drive away.
What’s more, the property is conveniently located right beside Sixth Avenue MRT station on the Downtown line. If you’re thinking long-term for your children’s education, top schools like Nanyang Girls’ High School, Hwa Chong Institution and National Junior College are also nearby.
Parksuites
TOP: 2023
Address: Holland Grove Road
Primary schools within 1km: Henry Park Primary School
Located in the Mount Sinai neighbourhood, Parksuites is great for families who are looking for a tranquil neighbourhood. It’s also right across from Henry Park Primary School so your kids can easily get to school. Other schools nearby (within a 2km radius) include Fairfield Methodist School (Primary) and Methodist Girls’ School (Primary).
Cairnhill 16

Address: Cairnhill Rise
Primary schools within 1km: Anglo-Chinese School (Junior)
Located close to the Orchard Road shopping belt, Cairnhill 16 is a great choice for parents who want to enrol their children in a boys’ school. Anglo-Chinese (Junior) is a mere 8-minute drive away.
With a wide range of 2, 3 and 4-bedroom units, Cairnhill 16 caters to different family sizes. You’ll also be a short drive away from major shopping malls like Paragon, Ngee Ann City and 313@Somerset.
35 Gilstead
TOP: 2022
Address: Gilstead Road
Primary schools within 1km: Anglo-Chinese School (Junior), Anglo-Chinese School (Primary), St Joseph’s Institution Junior
35 Gilstead is another new launch condo in the prime district that’s close to popular schools. If your child is a boy, you’ll have more choices of primary schools within 1km here. For instance, both Anglo-Chinese (Junior) and Anglo-Chinese (Primary) are within a 10-minute drive. St Joseph’s Institution Junior is also close by.
The nearest MRT include Newton and Novena.
Sloane Residences
TOP: 2021
Address: Balmoral Road
Primary school within 1km: Anglo-Chinese School (Primary), Singapore Chinese Girls’ Primary
Sloane Residences is located about a 9-minute walk from Anglo-Chinese School (Primary) at Barker Road.
Located in District 10, the nearest MRT stations are Newton and Stevens. Newton is an interchange station for the Downtown and North-South lines while Stevens is an interchange station for the Downtown and Thomson-East Coast lines.
Infini at East Coast
TOP: 2022
Address: East Coast Road
Primary school within 1km: Tao Nan, CHIJ (Katong) Primary, Haig Girls’, Ngee Ann Primary
At just a nine-minute walk away, Infini at East Coast is close to Tao Nan School, which is popular with those living in the east.
It’s also an ideal condo to buy if you plan to have an East Coast address and want to live close to the sea.
Plus, the nearest MRT stations, Marine Terrace MRT and Marine Parade MRT, will be ready in 2023 so it will make traveling to the city centre easier.
Another new launch nearby that you might want to consider is Baywind Residences (TOP: 2025).
