What are jumbo flats?
HDB introduced jumbo flats in 1989 to respond to an excess supply of unsold flats before implementing the Built-To-Order (BTO) system. These jumbo flats were created by combining two adjacent 3-room or 4-room flats, resulting in a larger living space. This initiative aimed to provide HDB buyers with larger families an alternative option to accommodate their needs for a more spacious flat.
The initial introduction of HDB jumbo flats took place in Yishun, and subsequently, more of these flats were introduced in various housing estates. Today, the majority of jumbo flats can be found in Woodlands.
Jumbo flats are uncommon and typically have higher resale prices due to their larger size and strong demand.

Am I eligible to buy a jumbo flat in Singapore?
You can acquire a jumbo HDB flat in Singapore either through the Sale of Balance Flats (SBF) exercise conducted by HDB or via resale transactions. However, to be eligible for purchase, certain requirements must be met:
- You must be a Singapore citizen (SC) or a Permanent Resident (PR).
- You must be at least 21 years old.
- Your household income must meet the eligibility limit set by the HDB.
- You should not own any other property in Singapore or overseas.
- You must form a family nucleus with your immediate family members residing together in the flat.

Jumbo flat vs HDB flats – What’s the main difference?
HDB flats come in different sizes and types, ranging from 1-room to Executive flats. These flats are constructed following standard specifications to ensure their layout and design consistency.
HDB flats can be purchased or rented, providing flexibility for individuals and families to choose their housing options.
On the other hand, jumbo flats represent a unique category within HDB housing. These flats go beyond the standard size for their respective types, offering more spacious common living areas, dining spaces, kitchens, and additional bedrooms and bathrooms. Typically, these jumbo flats have a built-up area ranging from 1,500 to over 2,000 sqft, making them suitable for accommodating larger families or multi-generational households.
Due to their larger size and enhanced features, jumbo flats are typically more expensive than standard HDB flats of the same type.
