What is a Half-Housing Grant?
The Half-Housing Grant (Family Grant for second-timer applicants) is a housing subsidy program provided by Singapore’s Housing and Development Board (HDB).
It aims to assist lower- to middle-income families in purchasing a resale flat for co-ownership with their parents or married children.
Eligible families receive a grant that covers 50% of the resale flat’s purchase price, making homeownership more affordable. This initiative promotes multi-generational living arrangements and helps families secure stable housing solutions while fostering stronger family ties.
Half-Housing Grant vs Family Grant – What is the difference?
Both grants cater to first-time applicants purchasing resale flats. The Family Grant is designed for married or engaged couples with at least one Singapore Citizen (SC) and another SC or Singapore Permanent Resident (SPR).
However, if your spouse or spouse-to-be has previously obtained a housing subsidy, you can still benefit from the Half-Housing Grant. However, this grant is specifically for SC/SC applicants in such situations.
Notably, the Half-Housing Grant’s value is half of what you and your spouse would receive if both of you were first-time applicants eligible for the Family Grant.
Am I eligible for a Half-Housing Grant?
To be eligible for the Half-Housing Grant, applicants must meet the following criteria:
- Age: Applicants must be 21 years old or above.
- Flat type: The flat being purchased must be a 2-room or bigger unit.
- Flat’s remaining lease: The remaining lease on the flat must be 20 years or more.
- Income ceiling for couple applicants: The combined monthly income of the couple applying for the grant must not exceed S$14,000.
- Income ceiling for purchasing with extended family: The total monthly income should not exceed S$21,000 if the purchase involves extended family members.
- Previous housing subsidy: For eligibility, either the applicant or their spouse/spouse-to-be must have previously received any CPF Housing Grant for the purchase of an HDB resale flat.
The grant amounts for the Half-Housing Grant are as follows:
- For 2- to 4-room resale flat:
- SC/SC Household: S$25,000
- SC/SPR Household: Not applicable
- For 5-room or bigger resale flat:
- SC/SC Household: S$20,000
- SC/SPR Household: Not applicable
