Canninghill Piers is a new launch condominium in Clarke Quay in District 6. The 99-year leasehold development is set to be completed in June 2027. Canninghill Piers will consist of 696 residential units over two towers. Based on URA’s classification, Canninghill Piers is in the RCR (Rest of Central Region). 

On top of that, Canninghill Piers is also an integrated development comprising Moxy Hotel by Marriott, Somerset Serviced Residence, and Canninghill Square, a two-storey shopping mall managed by CapitaLand.

Canninghill Piers is an en-bloc development of the former Liang Court. Built in the early 1980s, Liang Court was sold to CDL and CapitaLand for S$400 million in 2019.

When completed, Canninghill Piers will be the tallest residential building along the Singapore River, with one of its towers reaching up to 180 metres. Indicative prices start at S$1.16 million for its 1-bedroom units and range up to S$50 million for its super penthouse. Its average price psf is about S$2,935.

Canninghill Piers Location Review

Canninghill Piers is conveniently situated between Clarke Quay and Robertson Quay. Future residents will have easy access to many places in the city like the Central Business District (CBD), Marina Bay, City Hall and the Orchard Rd Shopping Belt. These are within walking distance or just a short ride on public transport.

Public Transport

Canninghill Piers is conveniently located as it’s directly linked to Fort Canning MRT station on the Downtown Line. It’s also within walking distance to 3 other MRT stations - Clarke Quay, Dhoby Ghaut and City Hall. While there aren’t many bus services nearby, residents can take buses 64, 123 and 143 along Clemenceau Ave to get to Orchard Rd.

Driving

With so many public transportation options nearby, residents won’t need to drive to get anywhere in the city. However, drivers can still enjoy great connectivity. The Central Expressway (CTE) is just a 4-minute drive away, linking residents to other parts of Singapore.

The entrance of Canninghill Piers is located at Tan Tye Place (off River Valley Rd). It’s a good entrance point as it’s not a major road and hence, there’s less likely to be heavy congestion for cars going in and out of Canninghill Piers. There will still be some slight congestion on weekends and public holidays as visitors to Canninghill Square will share the same road even though there’ll be a separate entrance for residents and visitors.

For 696 units, there will only be 373 parking lots reserved for residents. However, as most residents won’t have to drive, this is a minor inconvenience. The good news is that there’ll be 97 commercial parking lots reserved for shoppers, so residents won’t have to share the carpark with shoppers.

Amenities

In terms of amenities, residents can conveniently head down to Canninghill Square which will include a supermarket, F&B as well as retail shops. If you’re looking for more food options, there are plenty of restaurants and bars in Clarke Quay and Robertson Quay. Residents can also easily head to Clarke Quay Central, Funan, and the Orchard Rd Shopping Belt for retail options.

Schools

In terms of schools, Canninghill Piers only has one primary school within the 1km radius and three primary schools in the 2km radius. So, for parents participating in the primary school balloting exercise, this might be a concern. However, this would only affect a small group of residents because based on the unit mix, Canninghill Piers would attract mostly singles, young couples and tenants. Though the bigger units might cater to families, these will most likely be expatriate families who won’t need to go through the balloting exercise.

Nature Spots

Although Canninghill Piers is located in the heart of the city, residents can get some fresh air and respite from their busy schedules. Fort Canning Park is just opposite Canninghill Piers, and some units even face the park. The park is excellent for views of the city and picnics with loved ones. Residents can also walk or cycle along the Singapore River Promenade from Canninghill Piers to Esplanade Park and Gardens by the Bay.

Canninghill Piers Showflat Experience

Canninghill Piers’ showflat is located at Merchant Loop, which is opposite the actual site of the development.

Its showflat model is huge, with the tallest tower almost reaching the second floor (of the showroom building). It makes sense for the model to be this tall as it gives prospective buyers an idea of how massive the development is going to be. The model is located on the first floor while the showrooms of specific units are on the second floor of the showroom building.

To emphasise riverfront living, the showflat model also shows the proximity of Canninghill Piers to the Singapore River. The river taxi station is located right outside the development, and more people will be able to make use of river taxis as a mode of transportation in future.

The 80,000 sq ft and 2-storey Canninghill Square shopping mall will be managed by CapitaLand. Having developed several well-known shopping malls like Raffles City, Plaza Singapura, Bugis Junction, ION Orchard, Jewel Changi Airport and more, residents can expect a good range of retail and F&B offerings too. 

With Canninghill Square adding to the range of retail and dining options in the Clarke Quay area, it seems that this area would see a lot of traffic. Hence, future residents must be mentally prepared for the crowd on weekends and public holidays. But of course, this is a small price to pay for having plenty of amenities at your doorstep.

As Canninghill Piers is a highly anticipated project, many people are expected to visit the showflat. So, it’s essential to book a timeslot for your viewing. During our visit, we were only given 45-minutes in total. There was a queue to enter each showroom and you can only expect about 5-10 minutes to be in each unit due to safe distancing measures. Hence, it’s important to do your research beforehand and prepare the questions to ask your agent as you won’t have much time to inspect the showroom unit.

  • 1-bedroom + Study is the predominant unit type with 229 units (32.9%).

  • Based on the elevation chart, there are AS2a unit types from the 4th to 39th floor.

1 Bedroom + Study Floor Plan

  • The showflat unit is Type AS2a which has a size of 538 sq ft (50 sqm).
  • The range of 1-bedroom + Study units at Canninghill Piers is 474 to 560 sq ft while the 1-bedroom units are between 409 to 463 sq ft.
  • The 1-bedroom unit layout is typical of 1-bedroom units in other new launches nearby like Riviére, The Landmark and Irwell Hill Residences.
  • However, all the 1-bedroom units at Canninghill Piers have some sort of walkway or foyer when you enter the house.
  • Some buyers might find that this is not an efficient use of space, considering that a 1-bedroom unit is already not very huge.

  • However, there are some buyers who might like the idea of having a foyer/walkway even for a 1-bedroom unit.
  • Plus, each unit also comes with storage cabinets so you can store your shoes or other items you might have.

Common Areas of 1 Bedroom + Study Showflat 

Kitchen

  • The kitchen, dining and living areas have a combined area of 21.7 sqm (234 sq ft).
  • What’s great is that buyers have the option of choosing between “Cool Black” and “Mystic White” for their stone kitchen countertop. The countertop displayed in the 1-bedroom unit is Cool Black. 
  • Not many projects give buyers a choice and hence, this sets Canninghill Piers apart from other projects. 
  • However, if you do choose Mystic White, it’ll be harder to maintain as there might potentially be grease stains. If you rarely cook, then this won’t be a problem.

  • The built-in fridge and washer-dryer are by French brand, Die Dietrich, while the convection oven, induction hob and cooker hood are by Miele. Both are European brands, known for their range of luxury appliances. 

Dining Area

  • The dining area is smaller than most 1-bedroom units and it’s being flushed to the wall.
  • For singles and couples, this shouldn’t pose a problem but if you’re thinking of entertaining guests, the space is a little tight for a 4-seater table.

Study Area

  • The study area is located right by the kitchen and feels as though it’s an extension of the kitchen.
  • It’s not a problem for singles as but it might pose a problem for couples who are sharing the space as the person in the study can be disrupted when their partner goes in and out of the kitchen.
  • Plus, the kitchen isn’t well-ventilated. So, if there’s any cooking done, the person in the study area will be affected.

Type AS5 (506 sq ft)

  • The Type AS5 unit is the only one that has the study room near the living room, so if you don’t like having the study room too close to the kitchen, then this is a better alternative. 
  • However, this unit doesn’t come with a balcony.
  • Alternatively, if you don’t need a proper study and dining area, you can turn both areas into more seats/lounging area.

Living room

  • On its own, the living room is not a huge space but thanks to the 5.7 sqm (61.4 sq ft) balcony, it makes it seem more spacious as there’ll be natural light coming through.
  • Hence, for 1-bedroom units without a balcony, it will feel considerably smaller. However, it will be great for those who prefer cosier spaces. 
  • You’ll be able to fit a 2-seater sofa in the living room. This is adequate for singles and couples who are likely to own this unit.
  • In the showflat, the ID didn’t fit in any coffee table. So if you do prefer having a coffee table, do note that you’ll have to consider the right fit to ensure that there’s still enough room for you to walk around.

Master bedroom

  • The size of the master bedroom is 10.1 sqm (109 sq ft). 
  • It can fit a queen bed nicely but it might be a challenge to add a dressing table. 
  • Though there’s a full-length window, you’ll only get partial views as they are blocked by AC and RC ledges.
  • It’s quite a pity as units on higher floors would potentially enjoy great views due to Canninghill Piers’ height.

Master bathroom

  • The master bathroom can be accessed from the master bedroom and living/dining area.
  • Though it won’t make much of a difference to the residents, it does give a bit of privacy if you do have guests over. 
  • The master bathroom is also equipped with a rain shower, which is a typical provision in most new launches these days.

  • Based on the elevation chart, the units occupy the 4th to 23rd floor. 
  • Hence, if you’re planning to purchase the units on the higher floors, then you might want to consider the B1, BS1, BS2, BS1a and BS2a types. 

2 Bedroom + Study Floor Plan

  • The range of 2-bedroom + Study units at Canninghill Piers is 732 to 883 sq ft while the 2-bedroom units are 732 sq ft. 
  • For the 2-bedroom units, there are 20 units that are 2-bedroom + Ensuite Study (829 sq ft). These are units where the study space is ensuite within the master bedroom.

  • The showflat unit is Type BS5 which has a size of 861 sq ft (80 sqm).
  • The unit has a dumbbell layout. This is great for two separate tenants as they will both have access to their own separate bathrooms.
  • For families, having the living and dining areas in the middle of the house makes for more quality bonding time.
  • However, this isn’t the case for all 2-bedroom units. Other unit configurations include an L-shaped layout or bedrooms that share a common corridor. So, do take note when you’re choosing your unit. 

Common areas of 2-Bedroom + Study

Kitchen

  • As compared to the 1-bedroom unit, the kitchen in the 2-bedroom showflat has the Cool White finish for its stone countertop.
  • Ultimately, it boils down to personal preference but having a white finish does make the kitchen feel more spacious. 
  • That said, the kitchen in this unit feels a lot roomier and wider than the 1-bedroom unit. It can comfortably fit two people who are whipping up a meal together.

  • If you notice, the door also opens straight to the kitchen in this unit, so there isn’t any foyer or walkway.
  • For those who don’t like having a small foyer as you enter your house, this is probably the unit for you. If you do like having a foyer, there are other 2-bedroom unit types which you can choose from.

  • Besides the overhead kitchen cabinets, there’s ample storage on the opposite side as well as another countertop.
  • For those who love entertaining guests, this additional countertop can be used as a minibar.  

Dining area

  • The dining area is also large enough to accommodate 4 people. 
  • As you can see, the ID has fit in the dining table such that it is parallel to the wall. So, this gives you a suggestion of how you might want to place your furniture to use the space more efficiently.
  • If you prefer to place the dining table the other way around, it works too but it might feel like you have less walkway space from the kitchen to the living room. 

Study area

  • Just across the dining area, you’ll find the study area. In this unit, it is not directly opposite the kitchen, so it will be slightly less disruptive to the person using it. 
  • Most of the other 2-bedroom unit types have their study room away from the kitchen. There are a few of them which have the study rooms right at the entrance. 
  • With work-from-home becoming the norm, having a study area is useful. This is something that many new launches are providing too since the pandemic. 

Living area

  • The combined living, dining and kitchen areas are 29.7 sqm (320 sq ft).
  • Hence, the living area feels considerably larger than the 1-bedroom unit.

  • The ID has also fit in a 3-seater sofa here as well as a small coffee table. Even then, there’s still plenty of room.
  • You could probably fit in an L-shaped sofa or an extra one-seater couch at the side.

Balcony

  • This 2-bedroom unit also has a 10.3 sqm (111 sq ft) balcony.
  • What’s great is that the balcony spans the entire length of the living area and master bedroom. 
  • As the stack faces Fort Canning Park, residents would also be able to enjoy some great views.

  • You’ll also be able to access the balcony from the master bedroom.

Master Bedroom

  • The size of the master bedroom is 13.1 sqm (141 sq ft) which is slightly smaller than the average 2-bedroom ones.
  • If you’re looking to place a dresser, you can fit it in front of the bed. It might compromise your moving space a little but it’s worth considering. 
  • Though there aren’t any full-length windows, residents can walk out to the balcony to enjoy some views or exercise.
  • However, for tenants who occupy this room, they might not want to keep the door to the balcony open as it’s a shared space after all.

  • The wardrobes are equipped with lights, so that’s a bonus.
  • If you come home late from work, having lights in the wardrobe is helpful as you won’t need to switch on the main light and disturb your partner.

  • Another provision that you can expect is this accessory rack in the wardrobe.
  • It’s great for keeping watches, jewellery, purses, belts or even sunglasses.

  • Just like the master bedroom in the 1-bedroom unit, the master bathroom also comes with a rain shower. 

Bedroom 2

  • Bedroom 2 has a size of 9.4 sqm (101 sq ft), which is a typical size that you’d expect from a common bedroom.
  • It can fit in a queen-sized bed but having a single bed would probably give you more space to fit a side table.
  • As with many 2-bedroom units at Canninghill Piers, you’ll only get partial views from the window as it’ll be blocked by the AC ledge.

  • One thing that’s different here is the wardrobe.
  • While the wardrobe in the master bedroom has a mirror finish, the one in Bedroom 2 has a wooden finish, which makes it look less luxurious.
  • What’s great is that it still comes with lighting so it’ll be more convenient for you.

  • The common bathroom is located just beside Bedroom 2, so it’s pretty convenient for the bedroom’s occupant.
  • It’s also placed in between the living and dining areas so guests who come over can have easy access to the bathroom.
  • However, as compared to the master bathroom, the common bathroom is not equipped with a rain shower.

Canninghill Piers Stack Analysis & Facilities 

  • The graphic below shows the views of the different stacks at Canninghill Piers.
  • Those highlighted in blue are most likely to enjoy unblocked views while those highlighted in red are unlikely to enjoy any view unless you’re living on the upper floors.

  • If you’re in Stacks 1 to 5, 11 and 20 to 26, you’d have no problems getting some scenic views. It boils down to whether you’d prefer city or nature views 
  • Stacks 1 and 23 also get to enjoy all-round views. These are the 3, 4 and 5-bedroom Premium units which come with a private lift. 
  • If you’re in the rest of the stacks, you’ll only get to enjoy views if you’re high enough as units in the lower floors will be blocked by Somerset Serviced Residence (20 Floors) and Moxy Singapore Clarke Quay (21 Floors)
  • Moxy Hotel will be a stylish lifestyle boutique hotel which caters to millennials and Gen-Zs. It will be operated by Marriott, one of the world’s largest hotel groups. The hotel is expected to have a rooftop bar and pool.
  • The Somerset Serviced Residences will most likely appeal to working professionals who are in Singapore for a long period of time or families on vacation who prefer staying in a fully furnished apartment.

  • If you’re in Stacks 23 to 26, this is the view of the Singapore skyline that you will most probably get to enjoy from the higher floors.

  • With Canninghill Piers’ units facing all directions, choosing the right stack is important if you want to avoid the sun.
  • Stacks 2 to 5 have the highest possibility of getting afternoon sun while stacks 23 to 26 have the highest possibility of getting morning sun. 
  • While Stacks 17 to 20 face west, they might not be affected by the afternoon sun as they are being blocked by Somerset Serviced Residence.
  • As Stacks 7 to 11 are facing east, the units on the higher floors will potentially get morning sun but the units on lower floors will probably be blocked by Moxy hotel.

Facilities at Canninghill Piers

  • Canninghill Piers’ facilities are spread across three floors - the Canninghill Garden (L3), Canninghill Club (L24) and Canninghill Sky (L45). 
  • The Canninghill Garden at L3 is great for residents who need a quick respite as there’s some greenery here.

Facilities at Level 3

  • Many new launches like Jervois Mansion and Perfect Ten have incorporated lush greenery into their projects as it’s therapeutic for residents and improves overall air quality. 
  • There’s also a small adventure area here with a bouldering wall, rope climb, ladder play and an outdoor jogging track.
  • While this is not a dedicated kids’ area, it is suitable for families with young children.
  • However, this is probably the only area that caters to families. There is a kids’ pool on level 24 but overall, there isn’t much emphasis on family-friendly facilities as it’s not the main demographic that’s likely to live at Canninghill Piers.

  • Most of the facilities are located on Level 24 which is also the link bridge between the two towers of Canninghill Piers.
  • For 696 units, there’s a high chance that facilities might get crowded or overbooked. 
  • Other integrated projects in the city like Midtown Modern, Midtown Bay and One Bernam have managed to provide more facilities for lesser units.

  • However, with limited space, Canninghill Piers still has some unique facilities, like the infinity lounge pool.

  • With views overlooking Marina Bay Sands and the CBD, residents can unwind as they take a dip here.

  • There’s also a 50m infinity lap pool located on top of Block 5.
  • Instead of a conventional pool, this one is L-shaped due to space constraints.
  • It does feel like the pool is more for aesthetic purposes rather than for serious swimmers.

  • There are also two gyms and one of them is overlooking the pool. However, both gyms are pretty small.
  • Considering that many residents would be singles or young couples who are into an active lifestyle, we would have loved to see a bigger gym.

  • There’s a Flexi Lounge which is a co-working space for residents and is equipped with Wi-Fi and power plugs. 
  • For residents who need a change of environment from their usual work-from-home (WFH) routine or need some productive work time, this is a good alternative.
  • Plus, they can enjoy great views of the city too. 
  • Here’s where you can also find the Residential Services Reception in case residents need any form of assistance.

  • If you need even more privacy or need to take work calls, there are work pods which you can use. 
  • With many people still working from home, the Flexi Lounge and pods would be popular with residents. Hence, it could get pretty crowded sometimes.

  • For those who love entertaining guests or holding parties, the Sky Club on Level 45 will be of interest to you.
  • As majority of units are 1 or 2-bedders, residents might need a larger space to host gatherings and the Sky Club caters to this group of people.

  • There are two lounges here and there’s a kitchenette and an island counter that can be transformed into a bar. 
  • Hence, if you’re hosting a party, you can engage your own private chef or mixologist without having to fork out any additional costs for a venue.

  • The best part is the view of the city skyline as the Sky Club is on the 45th floor. 
  • The luxurious feel of the Sky Club will make you feel as if you’re at the lounge of a hotel and will certainly impress your guests. 
  • Alternatively, if the lounges at the Sky Club are fully booked, the Sky Gourmet dining room on level 24 is also able to accommodate around 20 guests. It is well-equipped with an induction hob, oven, refrigerator and a wine chiller.
