What is a multi-generation (3-gen) flat?
Introduced in 2013, Three-Generation (3Gen) flats represent one of HDB’s more spacious BTO housing options today. These flats are specifically tailored to accommodate multi-generation families seeking to live together.
What are the main features of a multi-generation (3-gen) flat?
The layout includes two bedrooms with attached bathrooms, catering to parents and grandparents alike. Spanning approximately 115 square metres, 3Gen HDB flats are a little bit larger than 5-room BTO flats. However, they do not surpass the Executive flat, which measures 130 square metres.
What makes 3Gen flats different is their unique configuration of 4 bedrooms, with 2 featuring attached bathrooms. This arrangement contains two master bedrooms for the married couple and the grandparents, distinct from the older multi-generational flats in the 1980s, which comprised a 4-room or 5-room flat connected to a separate studio apartment with its own entrance.

Am I eligible for a multi-generation (3-gen) flat in Singapore?
The eligibility requirement for a 3Gen flat entails forming a multi-generational family nucleus. To apply for a 3Gen flat, you can only do so through the Public Scheme or Fiancé/Fiancée Scheme and must ensure that your family nucleus meets the requirements. At least one of your parents must be either a Singapore Citizen (SC) or a Singapore Permanent Resident (SPR). Your multi-generation family should belong to one of the following categories:
- Married couple and parent(s)
- Courting couple (fiancé and fiancée) and parent(s)
- Widow/widower with child and parent(s)
- Divorcee with child and parent(s)
Consequently, your parents must not have any properties registered in their names, both locally and abroad. Similarly, you should not have any property under your name.
What grants are multi-generation (3-gen) flat purchasers qualified for?
3Gen flat buyers are eligible for the same grants as other first-time home buyers. These grants encompass the Enhanced CPF Housing Grant (EHG) and the Proximity Housing Grant (PHG) if the buyers live close to their parents.
