What is a semi-detached house?

A semi-detached house refers to one of a pair of two houses, each having its land title, that share a common party wall along one side of the property. The two semi-detached houses can be attached either side-to-side or back-to-back.

These houses, also known as “semi-d’s,” often have a mirrored design with similar styles, appearances, and dimensions.

Semi-detached vs Terrace house – What’s the difference? 

A semi-detached house is connected to another property on one side only, while a mid-terraced house is attached to neighbouring homes on both sides. 

An end-terrace house is similar to a semi-detached house in that it is attached to only one other property. Still, it is situated at the end of a row of houses and has multiple adjacent properties. Semi-detached houses, on the other hand, are only constructed in pairs.

What are the pros and cons of a semi-detached house? 

Pros: 

  1. One of the primary advantages of living in a semi-detached house is the spacious outdoor area. This particularly benefits individuals who enjoy gardening or want to create an outdoor lounge area for relaxation or entertaining guests.
  2. The wider land area of semi-detached houses also means that homeowners can park additional vehicles outside their units. This is a great benefit for families with multiple cars or for those who frequently have guests over.
  3. Another advantage of living in a semi-detached house is that it can be a good option for families planning to expand. The extra indoor space with a semi-detached house can provide growing families with more rooms to accommodate their needs. 

Cons:

  1. Semi-detached houses provide more privacy but are not completely noiseless like detached houses. 

Since they share a wall and outdoor spaces with one neighbour, some noise may still be audible even with soundproofing.

  1. When you share the outdoor space in a semi-detached house, you have no control over your neighbour’s yard or how they maintain their home. This can be challenging if you take pride in your landscaping and exterior decorations because your neighbour may not share the same enthusiasm. 

Additionally, if you and your neighbour have conflicting colour schemes for your exteriors, it may result in mismatched curb appeal, which could create difficulties in the future if you decide to sell your property.

  1. You will share some common spaces, such as the party wall, which will require coordination with your neighbour in case of any repairs or maintenance.

In some cases, neighbours may not cooperate, resulting in delays or disagreements over responsibilities and expenses.
