JTC puts Gul Circle Industrial Site Up for Tender

A new industrial site is up for tender by JTC. This is located in the heart of Singapore’s heavy industrial area in Jurong:

JTC has put a 0.83-hectare site in Gul Circle (Plot E) up for tender, its fourth of five confirmed list sites. As part of the 2019 Industrial Government Land Sales Programme, this launch is the government’s bid to provide more options for industrial development.

The terms of the tender include:

  • Lease period of 20 years
  • Maximum gross plot ratio of 1.4
  • Maximum building height of 24 metres above mean sea level
  • Tender closes on 25 June 2019, 11am.

Projected to complete in 60 months, the site is zoned for Business-2 for heavier industrial use.

B2 industrial use

B2 sites are used for heavy industries that have a greater environmental impact, where the business uses will be imposed with nuisance buffer more than 50m and within health and safety buffers. This includes industry, warehouse, utilities and telecommunication uses. Activities allowed under the B2 General Industrial Building include biotechnology, power generation plants, and gas installations.

Accessibility

The area has good accessibility to the AYE (Jalan Ahmad Ibrahim), Benoi Road, Pioneer Road, and Tuas Road. The logistical advantages have long been appreciated by businesses in this area, so we do expect a lot of interest. For any potential employees, Gul Circle  is the closest MRT station servicing the area.
