FOR SALE: A rare and swanky apartment near Orchard

4 min read

Imagine stepping out of your own private lift into a spacious apartment bathed in natural sunlight, with an sophisticated interior dressed in neutral hues and a frontage that gives you sweeping views of lush tree canopies.

Recently listed on 99.co, this is a luxurious 2,293sq ft four-bedroom apartment at The Grange, a freehold condominium within walking distance to Orchard Road. The seller is a UK expat living in Singapore with his family, and the unit is impeccably maintained.

The home’s large living room comprises a balcony, powder room as well as a cosy reading nook that was customised for the current owner. The space is bright and airy, thanks to a well-appointed layout with wall-to-wall, floor-to-ceiling windows that wrap around two-thirds of the apartment.

“The Grange is one of the few developments in the area with square-shaped apartments. [It is not easy to find] a column-free layout in a home of this size,” says Sunita Gill, the real estate agent marketing this property.

The wet and dry kitchens are generously sized–even for a luxury property–while the dining room is fitted with a large customised mirror worth $15,000. Lighting around the house is specifically designed to create an inviting and luxuriant atmosphere.

Also worth noting is that each bedroom, even the study, can fit a queen-size bed. Three of them come with en-suite bathrooms (two of which are fitted with bathtubs), while the master bedroom features a walk-in closet.

Designed by an award-winning interior design firm

The apartment is immaculate, thanks to a $1 million renovation in 2017. This feat was undertaken by Prestige Global Designs, the award-winning firm who has designed equally swanky residences, hotels and restaurants.

(P.S: The firm also designed the apartments in Leedon Residences. The homeowner loved the firm’s work there so much he commissioned them to design this chic apartment.)

And here’s an interesting fact: this stylish apartment was featured in a 2019 issue of Prestige, an esteemed local magazine for the affluent.

Luxurious living in District 10

The Grange is a 95-unit freehold condominium by MCL Land that debuted in 2008. Located within a quiet and upscale residential area in Orchard, the development is an oasis for those who value privacy and serenity.

And despite being a low-density residence, its 98,000 sq ft grounds features facilities like a jacuzzi, tennis court, 50m lap pool, sauna and steam bath.

“It’s rare to find a condominium with full facilities like these in District 10. Usually, only developments on a big piece of land would have them,” says Sunita.

As you can imagine, living in District 10 means amenities, dining, entertainment and shopping options are aplenty. Located in Tanglin, The Grange is a two-minute walk away from Camden Medical Centre, a six-minute walk to Tudor Court and Tanglin Mall, and a four-minute drive to Forum The Shopping Mall. Orchard Road and Somerset are within walking distance, too.

The Grange is also a nine-minute drive to areas like Raffles Place and Telok Ayer.

The upcoming Orchard Boulevard MRT

Living in a prime district traditionally meant that you would need a car to get around, but this won’t be the case for residents of The Grange.

Come 2021, residents will only be a three-minute walk away from Orchard Boulevard MRT. Part of the Thomson-East Coast Line (TEL), Orchard Boulevard is just stop away from Orchard MRT, which transform into an interchange with the North-South Line and the TEL.

When up and running, Orchard Boulevard MRT will offer easy access to any part of the CBD; it’s five stops away from Raffles Place MRT and six from Shenton Way MRT.

A well-priced apartment

So, how much does this home cost? The asking price is $6.5 million. And Sunita says this is well-priced, compared to similar units on sale.

“It’s a masterpiece; the photos don’t do it justice. And priced at $6.5million (that’s $2,834.71psf), the apartment is affordable for what it offers,” says Sunita.

“There are other listings from The Grange that are going for similar prices, but are bare. Furthermore, apartments in nearby developments such as Gramercy Park are going for $2,900 to $3,000 psf,” she adds.

If this is up your alley, you’ll want to give Sunita a call.
