5 Affordable Rental Listings For NUS Students

Studying in NUS, and want to stay in school to minimize your travel time?

Your most obvious choice is to live in a hall – but if you do this, you’ll have to participate in multiple hall activities to chalk up enough points for your stay, and you probably won’t get to sleep till 2am every night.

Now, one alternative is to rent an apartment near NUS (with or without your friends), so that you can wake up half an hour before your lecture and STILL be able to make it on time.

#1: Murano

District: D05

Nearest MRT: Kent Ridge, Haw Par Villa

Size: 688 sq ft (one bed, one bath)

Rent price: $2,350

PSF rent price: $3.42

Located along Pasir Panjang Road is Murano, a small-sized freehold condo that was completed in 2009. This one-bedroom unit is going for $2,350; it comes partially furnished, so you’re more than welcome to decorate and make the space your own. If you intend to make good use of the condo’s facilities, you’ll appreciate that this apartment is a pool-facing patio unit.

#2: West Park Regency

District: D05

Nearest MRT: Kent Ridge, Haw Par Villa

Size: 300 sq ft (one bed, one bath)

Rent price: $1,800

PSF rent price: $6

This one-bedroom unit at West Park Regency is located on the second floor, which means you’ll get a fair bit of exercise running up and down the stairs everyday. The apartment is outfitted with handsome wood flooring and furniture, and fits a single occupant perfectly. Rent is inclusive of utilities, wifi, and air-conditioning, so you won’t have to fork out extra for these.

#3: Whitehaven

District: D05

Size: 613 sq ft (two beds, two baths)

Rent price: $2,600

PSF rent price: $4.24

Whitehaven was built just two years ago, making it one of the newest developments near NUS. The condo boasts of many facilities, including a 50m lap pool, gym, aqua lounge, aqua pool, lounge oasis, jacuzzi, outdoor fitness court, and more. This two-bedroom unit is going for $2,600, but split it with an apartment mate, and you’ll just have to pay $1,300 each. 

#4: Royal Palm Mansion

District: D05

Nearest MRT: Kent Ridge, Haw Par Villa

Size: 1,227 sq ft (three beds, three baths)

Rent price: $3,900

PSF rent price: $3.18

If you’re hoping to rent a larger space so that you can bunk in together with your BFFs, this three-bedroom unit at Royal Palm Mansion will be right up your alley. The unit comes with three bedrooms and baths, and an additional guest room that you can potentially use as a study area. 

The landlord has explicitly stated that they’ll carry out certain works (repainting of walls, varnishing of parquet flooring, polishing of marble floor, AC servicing, etc) before their tenant moves in, so the place will definitely be in tip-top condition.  

#5: Varsity Park Condominium

District: D05

Nearest MRT: Kent Ridge, Haw Par Villa

Size: 1,098 sq ft (two beds, three baths)

Rent price: $3,700

PSF rent price: $3.37

Most of the condos located in NUS’s vicinity are near NUS Business School, but Varsity Park Condominium lies along West Coast Road, so it’s closer to the Faculty of Arts and Social Sciences (FASS) instead. This two-bedroom apartment is modern and newly renovated, and it comes with a walk-in closet and Fibre broadband.
