Le Arc Apartment Up for 2nd En Bloc Sale at $18.5 million

Another en bloc sale is up in the market, this time for Le Arc Apartment. Here’s all you need to know about it:

The minimum offer for Le Arc is $18.5 million, down from its initial $20 to $22 million range last year. The sale closes on 8th May, at 3.30 p.m.

The price of $18.5 million translates to around S$847 per square foot per plot ratio (psf ppr). It’s $792 psf ppr, inclusive of the seven per cent bonus balcony area and estimated development charges of S$150,000.

Le Arc Apartment also has an allowable height of eight storeys, which could yield 22 to 25 apartment units.

If the collective sale goes through, each unit’s owner can expect about $1.6 to $1.8 million from the home sale proceeds.

The freehold property is located at 6, Lorong 26 Geylang, comprised of a four-storey building with 12 apartment units. It sits on a 7,859.9 square feet site zoned for residential use, and a gross plot ratio of 2.8 under the Urban Redevelopment Authority’s (URA) 2014 Master Plan.

Le Arc Apartment also has an allowable height of eight storeys, subject to URA confirmation.  This means the new development could yield 22 to 25 apartment units.
