Last month, we had a 5-room flat that set a new record for the most expensive flat sold (S$1.36 million). What’s notable is that the flat is located in Natura Loft in Bishan, and not in the Central area where Pinnacle @ Duxton is.
Over the past few years, we keep hearing flats in the city fringe selling for at least S$1 million. In fact, out of the 20 flats sold for at least a million dollars in October 2021, 12 are outside the prime Central area. These estates include Bishan, Toa Payoh, Queenstown and Bukit Merah.
Nevertheless, all these million-dollar flats are just a very small proportion of resale transactions. There are still a handful of 5-room HDB resale flats in these areas within a reasonable price range.
We used 99.co‘s filter function to sort the listings based on location, price and property type.
And here are our picks of 5-room HDB flats for sale in the city fringe for $850k and below.

5-room HDB resale flat in 12 Dover Close East
Floor area: 1,259 sq ft
Price psf: S$675.14
If you work in one-north and are looking to live close to the tech hub, you might want to consider this 5-room unit at Queenstown. It’s within walking distance to two MRT stations: one-north MRT (nine-minute walk) and Buona Vista MRT (10-minute walk).
What’s more, it’s close to various educational institutions, such as Fairfield Methodist Primary and Secondary, Anglo-Chinese School (Independent), Anglo-Chinese Junior College, Singapore Polytechnic and NUS.
But take note that the lease started in 1978, so it comes with around 56 years of lease only.
5-room HDB resale flat in 59A Geylang Bahru
Floor area: 1,291 sq ft
Price psf: S$635.17
Always wanted to live by the river? Then this might be the 5-room resale flat to check out as it’s located along Kallang River.
Its nearest MRT is Geylang Bahru MRT on the Downtown Line, located just six minutes away on foot. Given its location in Kallang/Whampoa, the area is served by a few other MRT nearby, such as Boon Keng MRT and Kallang MRT. However, you’ll need to take the bus to get to these stations.
The project TOPed in 1998, so it’s only around 23 years old.
5-room HDB resale flat in 48 Lengkok Bahru
Floor area: 1,313 sq ft
Price psf: S$562.07
This unit is suitable for those looking for more rooms as it comes with four bedrooms. Located at the edge of the Bukit Merah estate, Redhill MRT is just a nine-minute walk away. ABC Brickworks Food Centre is also within walking distance.
On top of that, it’s pretty close to Queenstown, with IKEA just around a 12-minute walk.
With the lease starting from 1986, the listing mentioned that it has around 63 years of remaining lease.
5-room HDB resale flat in 17 Telok Blangah Crescent
Floor area: 1,292 sq ft
Price psf: S$611.46
Given its proximity to the Southern Ridges, this unit is ideal for nature lovers. For instance, it’s just a nine-minute walk to the entrance of Mount Faber Park.
Plus, it’s very near to Radin Mas Primary School and CHIJ St Theresa’s Convent, as they’re located within a three- to six-minute walking distance.
And while quite a number of MRT stations serve Bukit Merah, none of them is near this block. So you’ll need to take around a 15- to 20-minute bus ride to get to the nearest stations, such as Tiong Bahru MRT, Redhill MRT and Harbourfront MRT.
Nevertheless, this is one of the newer flats on this list, with the lease starting from 2002.
5-room HDB resale flat 181 Stirling Road
Floor area: 1,238 sq ft
Price psf: S$662.36
Other amenities within walking distance include Mei Ling Market & Food Centre (six-minute walk) and Queenstown Primary School (11-minute walk).
This is also one of the newer flats on this list, having its lease beginning from 2000.
On the other hand, given that the trains here run on elevated tracks, be prepared for the noise.
5-room HDB resale flat in 197 Bishan Street 13
Floor area: 1,302 sq ft
Price psf: S$652.84
Here’s another flat on this list that’s very close to the MRT. For instance, Bishan MRT and Junction 8 are both just around a three-minute walk.
What’s more, this unit is within 1km of Catholic High School; perfect for those planning to enrol their son into the popular school. Besides the boys’ school, Kuo Chuan Presbyterian Primary School and First Toa Payoh Primary fall within a 1km radius of the flat.
But take note that the flat has around 64 years of remaining lease left.
5-room HDB resale flat in 6 Lorong 7 Toa Payoh
Floor area: 1,302 sq ft
Price psf: S$652.84
Location wise, it’s a little far from Toa Payoh MRT and Braddell MRT as it takes around 10 to 15 minutes by bus to get to either station.
But the good thing is that it’s just within a five-minute walking distance to two primary schools: Pei Chun Public School and First Toa Payoh Primary School.
Plus, the lease began in 1998, so the flat is only around 23 years old.
5-room HDB resale flat in 17 Jalan Tenteram
Floor area: 1,130 sq ft
Price psf: S$663.72
But take note that the block is pretty far from MRT stations. You’ll need to take around a 15- to 20-minute bus ride to the nearest MRT such as Toa Payoh MRT and Boon Keng MRT.
Another thing to keep in mind is that the block is around 500m away from the PIE and CTE, so it can get pretty noisy.
